wolfy42 10/12/22 12:48:41 PM #158:	Just as a heads up, it's pretty universal among the states that if someone is renting a property or co-renting one (with the landlord or otherwise) they have the right to have anyone stay/use that property as long as they have paid for the space. A least/contract that states no over night guests etc can only be used to end the lease and give them a 30-60 day notice and then evict them. As a landlord you can not kick someone off your property (even someone not on the lease) until that has been accomplished as your tenant is in control of that property and can have guests over etc if they want. They can have pets, they can smoke etc, all the things you put in a lease that they can't do, until they are officially kicked out/evicted from the proprety. A landlord can also not change the locks, cut off utilities etc. Finally you should really collect his stuff and give him notice that you have his stuff collected in boxes and will hold them for the x amount of time required by your state. You actually can often charge him for doing so btw (and require him to pay that amount before collecting his items), but that also probably depends on the state. Anyway congrats on him leaving, sounds like about the best ending you could possibly get.
