Allow me to plug IIPR.

This stock has been dropping in price lately and I'm not entirely sure why but they got some amazing EPS and pay some really good dividends.

They construct industrial greenhouses for hydroponics, predominantly for marijuana. I'd think rather than investing in the brand itself like TLRY, investing in the land is a better idea.

Regardless a company this profitable has got to be going up in the future. It's close to 52 week low, IMO it's a great time to buy.

And they pay really good dividends.

This has already been happening since covid en masse. That's one reason housing is so fucked up. People making high salaries in higher COL areas moved to lower COL areas but kept the remote job and salary so they could pay way over asking prices on homes because fuck it it's still way cheaper than the place they came from.

My job is currently like that. I am an engineer for a renewable company and solar panel supply from China is completely fucked right now so all our projects are on hold until it gets resolved. So I haven't been doing shit basically all year so far.

I ended up quitting my job, moving back home, and doing a road trip across the country living out of my car. It definitely helped me. Idk if you have the option but just taking some time off and getting away from everyone and everything for a while might do you some good.

As someone with recurring shoulder issues I can relate to the frustration on bench. I still could find decent gains just going lower weight higher reps without killing my shoulder too badly.

To get lean and defined you workout with a calorie deficit to lose fat so your existing muscles show better. To get stronger you workout with a calorie surplus to gain muscle, but also makes you gain fat so there's less definition.

Usually people gain muscle then switch to a deficit to lose the fat and increase definition in the muscles they gained. It's long process. You can try to gain muscle while staying lean but it's a lot more difficult for most people and takes longer.

NFL will decrease in popularity over time as the pool of talent shrinks from parents not allowing their kids play due to safety concerns. Its also so saturated in the US and has to compete with soccer internationally which is a battle it cant win.

NBA Im not really sure where itll expand to. Basketball is already internationally popular and about as popular as itll get in the US.

MLB put in rules to speed up the game so maybe well see some resurgence. But its an uphill battle considering the average fan is older than the other sports.

NHL has potential as the least popular of the 4 currently with a lot of room to grow imo.

I personally think soccer grows faster than the rest for the foreseeable future.
