I went all out when I cleaned my apartment out. We cleaned the floors, the walls, the ceilings (in the bathroom; not much ventilation in the shower...it was gross)...

I got my deposit back. One weird thing is they charged me for a doorknob that I never installed. I didn't even bother to fight it. Wasn't worth my time for petty cash and I was already happily moved into my house.

I got the best story on this subject. Happened to friends of mine.

City was forcing them out of their apartment in an eminent domain thing; entire building was going to be demolished to redo the intersection they were on. Friends didn't care too much, since they had several months notice and were getting a nice check from the city for the inconvenience.

Landlord didn't return their security deposit because they "didn't clean the apartment before vacating".

Holy shit wtf any follow-up? Things like this are why landlords should be abolished.

Thinking to each of the times I moved out of a rental place (5 times), only once did I not get my full deposit back and it was fair game where I didn't clean the blinds and they were dirty... but I argued the apartment wasn't in good condition when we moved in so they agreed to reduce the bill down to a token $50. The one other time they weren't happy, they just get the cleaners back because they promised a guaranteed full bond money back.

We're the only state without what's known as an "implied warranty of habitability" which is what, in other states, assures some minimum standard for rental properties

technically localities can and do pass their own codes for rental properties but the judicial districts that handle landlord-tenant disputes aren't city courts but a higher level court so the process for asserting those rights is difficult and out of reach for most tenants. and we have criminal evictions. which serve as a threat for anyone who might pursue legal action

*Correspondence noted that in the case of a dispute, all work done to the house which was permit approved and city inspected would be billed, as the good faith agreement had failed*
*Bath reno alone would be 5x the damage deposit*

Ended up getting my deposit and about half the work done paid for. If she hadn't pushed it, I would have left it alone and given her the work for free. Up to that point she had been great to deal with, and had dropped the rent upon first inspection because of the things I pointed out. We later agreed that if I did the work, I'd be guaranteed my deposit back.
I didn't mind lightly renoing the house, but honor your damn agreement.

Take pictures of everything when you move in, especially issues, even tiny ones.
Get any changes in writing.
Do a walkthrough with the landlord a week before move out. If they won't do it, get that in writing.

It's your money. Natural wear and tear is the landlord's responsibility (carpet cleaning, too, usually), yours is to make sure the apartment is clean and undamaged.

as someone who leans into capitalism theres a lot of pos landlords. Like probably 7/10.
the deposit is basically a 13th months of rent because you arent getting it back.

unfortunately theres a ton of crappy renters too.
