I always gave the deposit back to my tenants if they didn't break anything or do damage and if they did I just asked them to fix it before leaving or I'd have to at my own cost which would come out of the deposit and would be more expensive.

Never had a problem, seriously.

I know that when my exroommate tried to leave his apartment, the landlord made up a bunch of bullshit so she could keep the deposit, and also sue him for "damages". Somehow she won the f'n case despite my roommate having pictures of the apartment prior to him moving in.

That woman was a bitch. The ventilation fan over the stove broke one day and my dad was the one who came in and replaced it, after she kept saying "yeah, i'll be down in a couple days", 3 weeks later and she still wasn't down there. Our upstairs neighbours were assholes as well, they would use a snowblower to clean their side of the driveway, but refused to help us out when we couldn't get out of our apartment due to their being 6 feet of packed snow in our entrance well(again, glad I have a ground level home now).

Makes me glad I own my own place now. No dealing with morons. If something breaks, I can either fix it myself, or replace it. My own personal experience had an apartment company fit a washer/dryer stacked unit inside a closet that wasn't meant for it, despite there being plenty of space right beside the closet to fit 2 single units. The dryer hose ended up getting ripped from the top of the closet from an awkward bend. The maintenance guy confirmed they were idiots and that he told them that it wouldn't fit, but they went for cost over convenience, and didn't listen to the guy who had been fixing apartment problems for 20+ years.

My bed has worn down the carpet under the wheels. There are other minor dings here and there. I mean, it's been 11 years, stuff happens. I just assume I won't get the deposit back. I know they'll rip up the carpet whenever I go anyway. I think they've done so in all the other apartments after people left.

Most of that is probably covered over "wear and tear". Replacing the carpet after 11 years is getting off easy. Check your local laws.

That's a foundation issue. I'd bring that up with the department of tenants and home owners(probably using the wrong name for that). It's an unsafe living environment and the ceiling could collapse at any moment. From what I'm thinking its probably sitting right underneath a bath tub, since water is usually very heavy. Doing that would force the landlord to repair it, otherwise they would lose their license, have jail time, and open them up to being sued by you, the tenant.

I know that my half-sister had problems with her apartment. The hot water wouldn't turn off in the tub, so she was forced to bath at her parents house. Not very good when you have a 2 year old who likes taking baths. Landlord lived in another province and his maintenance guy refused to fix it. Luckily they found another apartment shortly thereafter.

I have zero contact with my actual landlord. He has a property company take care of everything and they're pretty awesome. They fix pretty much anything I ask within a day or two. They mow the lawn and have someone plow.

My downstairs neighbors didn't have any issues getting their money back. I'm inclined to believe that I'll at least get most of it.

i didn't get my deposit back about lets say 15 years ago. father died and cleaned the apartment up. still got refused deposit because we stiffed on the rent for next month for not being there.

things could've ended up differently if i lived in town after the experience.
probably wouldn't of gotten that dog (really hard to find pet approved places) that have higher than a small pet requirement. cats and small dogs no problem if kick some extra rent through to them.

You didn't pay the rent and then they didn't return your deposit? I do believe not paying rent is a sufficient reason to withhold deposit.

As for the pet friendly apartments, when I was looking for a place to rent, I had to promise the landlord that I would get the place fumigated (in addition to normal cleaning) when I vacated since it had carpet and I also gave extra info such as I have CCTV up at all times to monitor my dog, and both my wife and I work <5 minutes walk away so can come home quickly if needed.
