Let's see....

I have about $7K in student loan debt left
My wife has about $86K
But we're about to buy a $400K house with -probably- a $300K mortgage depending on how much we're able to put down.

So using the $300K mortgage figure, about $393K, though that doesn't count our assets (which would only make a small dent, but still). <.<

Edit: Forgot the $18K left on the car. So $400K+ :P

Payoff amount.
$184k of it is a 30-year fixed loan at 4.125%.
$11k is a car loan with 38 months left at 3.0%.
$20k is student loans at 1.something%.

So yeah, I'll end up paying more in the range of $450k on current loans through the life of the loans.

I don't have any debt because I was fortunate enough to be able to go to college for free, but my wife has a ton from college and medical school. It's not too bad though, it would be under $200k if we paid it off on the 20-year plan they gave us, but it's actually two consolidations because the interest rates shot up about halfway through (it was in the early-mid 2000s when they changed the regulation on student loan interest rates), so we consolidated the low-interest loans separately from the high-interest loans. It results in a bigger monthly payment, but it's worth it because then we'll be able to pay off the high-interest loans ahead of schedule and then we can let the low-interest loans drag out for the full 20 years, since it's a lower interest rate than any other loan we'd probably ever be able to get.

My student loan is about 2%
Em's student loan is around 3.1%
Our car is 0%

We haven't gotten our mortgage yet, but with 20-25% down, our credit scores and the current rates we're expecting something around 4% - we need to shop around a bit.

300K will likely be the starting principle.

The house is fantastic. It was so much work last year. My father-in-law and I got started on the outside of the house around the 4th of July (contractor did the framework and the roof). We then worked pretty much non-stop from then until December on everything else. Nothing like working 40 hours a week then going home and putting in another 40-50 hours on the house.

It really makes the time that I finally have now with my family that much sweeter.
