Agreed. Talked with the missus and we think we'll wait until 2020 Ranger or see what Toyota does to be competitive with the Ranger. Because except for the history of the Tacoma, there seems to be nothing better about it vs the Ranger.

When comparing the Toyota Tacoma Limited and the Ford Ranger Lariat (both under $40k), I feel like the Ranger has more creature comforts than the Tacoma, but the Tacoma has better reliability. What does CE think?

I pay at the cashier and tip the barber and hair washer separately ($5 and $3 respectively). But a friend of mine asked why not just tip the cashier $5 and let them pool tips... Am I doing it wrong?

This isn't what she did before (evident in the first post)... After she finished, I went over and lo-and-behold, there was poop right in front of the Litter-Robot.

Culprit found! It seems to be Cat A! And only because she wouldn't put her butt all the way into the robot, or turn around before she poops (which is strange because she turned around to poop before...).

Background
I excitedly bought a Litter Robot:

When it arrived, my two cats refused to do anything with it until I removed their old litter box. I came back to seeing poop in front of the Litter Robot. One cat (or maybe both?) consistently poops in front of the robot. Both cats pee inside the robot just fine.

So I bought a camera and set it up.

Update
With the camera, I caught one of my cat using the Litter Robot. After she finished, I went and checked; there was poop inside. So this cat, let's call her cat A, isn't the culprit.

Then factor in all the expenses youll be paying (mortgage, taxes, insurance, any utilities your town might force you to keep in your name) to get a sense of how much money youll be making on an annual basis. Then factor in some provisions for major expenses (vacancy, repairs and maintenance, capital expenditures) to get an even more conservative sense of what your net rental income will be.

Then try to estimate what you would get selling the place. If it sounds like youd rather have the cash, sell it. If you still would be interested in renting it out to get the passive cash flow, maybe start looking into a property management company as another poster mentioned. If you can factor it in the budget, it could be well worth it to alleviate most of the direct stress to you that being a landlord can bring.

Id personally rather be a full time landlord and make a living off rental properties than work a regular 40-hr a week corporate job, but it really comes down to your personality and exactly what kind of crap you either can, or cant, deal with, and how good you are at budgeting, screening tenants, and dealing with worst-case scenarios.

Zillow estimates rental houses in my neighborhood with the same bedrooms/baths and similar amenities to be around $1300/mo. So that's a $700/mo in gross profit, before any income taxes, property management costs, vacancies, repairs, maintenance, etc.

We're looking to buy a bigger house and move out of our starter home next year or so, but thinking of keeping this house and renting it out because it is so darn cheap (bought it during the tail end of the recession at under $90k with a 2.25% company-assisted mortgage, making my payments (with taxes and insurance) under $600/mo).

Background
Five teens threw rocks on a highway in Michigan while standing on an overpass in 2017. One ~20lbs rock crashed through a van and killed a passenger. The five teens then went about their business (going to a fast food restaurant to eat; i.e. showing no remorse), and was eventually caught.

Update
All five entered a plea bargain and pleaded guilty to manslaughter. Their other felonious charges, e.g. second-degree murder, were all dropped. They are expected to go on probation.

There is a lot of interference in the 2.4GHz band, so if you live near a lot of people (who all have their own wireless networks), or if you use other devices that operate in that band (like a microwave), it will have an effect. Try using 5GHz band if available. The range of 5GHz is less than that of 2.4GHz, however. If that doesn't help, go wired and see if you still experience this. If you do, then it's your ISP.

Two fire trucks are driving around with Christmas music and sirens blaring, and a pickup truck (with fire department emblems and lights) in the middle carrying santa drove by my street. Kids in my neighborhood came out, Santa greeted them handed them something, and continued.

What the...

On one hand: what a gross misuse of government resources, with sirens blaring making people think it is an emergency... On the other hand: that was pretty sweet.
