Sure, I'm just saying houses will never go down in price, they consistently rise over time. The only thing you can expect to fluctuate is mortgage rates. That is all I'm getting at. Houses are just going to keep going up and up and up and up. They won't be cheaper in 2030 or 2035, or 2040. Historically they have shown this.Houses increase in value relative to inflation makes sense. Houses increasing in value by almost 100% over the last 5 years is insane, but nobody wants to mention that I guess. The only thing that fluctuates is mortgage rates and people got used to them being INSANELY low compared to historical averages. They aren't even *bad* now they just aren't the stupidly low rates that were only a couple percent.The difference being that 18% of 50k is a lot less than 7% of 400k, and that's before even talking about the ratio of the average income vs those prices at each time period. --- Your memes.... end here. |

I think they're fine, just not worth the dealer markups. At that point, you can get a used C8 Corvette now. Personally I don't find them all that interesting. I get the appeal but they visually do nothing for me. Especially when, for the value proposition, you can get a FK8 instead (previous generation Type R) for like 95% of the performance at half the price. --- Your memes.... end here. |

The new supra etc....are not great performance bargains. What happened?I do have a pretty big soft spot for most Corvette generations. Would gladly rock the New Balances and jorts in my 30s. Also Corvettes are by far the best performance bargain I see consistently now, ngl. New you are correct, but the MSRP of a base C8 is practically the same price as a halfway decently equipped Z. I generally split legs and back into separate days, but if you want to combine them I know a lot of people make deadlifts mandatory for it. Add in what others have said: more free weights and compound movements over machines.
After looking at your others days IMO I would just do PPL (push, pull, legs) plus arms: but split arms into triceps on push day and biceps on pull day and it'll be much easier to plan and make more sense mechanically. --- Your memes.... end here. |
