Some advice for younger folks, don't get a mortgage. Even getting my condo at 3% interest rate, it's not worth the upkeep. You'll be much happier in an apartment, investing in your retirement. By the time you're older you'll be able to easily buy your dream home for cash.
*The exception is if your profession is flipping homes or a landlord, or if you use your property for your profession like farming.

Counterpoint: I bought a house and don't have to worry about rent or landlord bullshit, plus all the money I paid into the house stays with me instead of being sucked into the rent hole. Good luck saving up and buying your dream home with cash when you're paying rent higher than mortgage payments and regularly jack up the rent on top of that.

Definitely don't listen to this person. Buy a home you can afford in an area you feel isn't too unsafe, especially if it looks like the area is on the upswing. The amount of equity I've accrued in the last decade is bonkers. Now right now isn't the best time to buy, but it can be alright if you can find the right area.

It was cheaper for my wife and I to buy a house (at 5.5%) and put $100/month into a 4% savings account (strictly for repairs/upkeep, we still have our own personal savings) than it is to rent. Not to mention we have almost twice the sq ft, our own personal pool, etc. Rent also continues to skyrocket around us so it's likely going to continue to be cheaper for us for the forseeable future, all while we're building equity.

Yeah that's not actually an issue right now, most rent is cheaper than most mortgages due to the housing market fuckery.

But if they happen to sell, you could get hit with a shitty-ass landlord out of nowhere.

I'm single and bought a place that's like 950 SF, half on the first floor and half on the second. I rent out the first floor and live on the second. I'm the same way, I don't need a lot of space and don't want anyone living with me. I use that to my advantage though with renting out half the space.

True. I should clarify that if I could find a small place, multifamily type housing, I'd be fine with that.

Rents are stupidly high where I live but pretty much every house on the market includes a monthly HOA fee. Even if the mortgages themselves are lower, the fees put them right in line with rents or higher.

Actually, rents in my area have surpassed what my wife and I pay for our mortgage now.

The caveat is that I'm responsible for things like replacing the roof and A/C system but all in all, these are still investments as I'm constantly building equity by renovating the house.

Basically, all the money I'm putting into this house, I actually see a ROI on vs rent which is just a money blackhole.

Owning property requires some knowledge about a few things but all in all, owning property is sick af.
