In WA you can break a lease if you find a replacement (legally) and a landlord is required to try and find that replacement as fast as possible. If you want to leave, you can inform the landlord and start the process, just leaving once a replacement is found (and you can help with the process, suggest alternative tenants etc, lots of people post on craigslist for that etc).

You certainly won't need to stay there a whole nother year if you don't want to. The hard part is actually finding anything (where you are living alone) for a decent price in this area.

You could try the college Glen Apartments, they are REALLY cheap, but it's government restricted for under x amount of income. That being said it's a great location and the apartments are nice. If you don't mind having roomates when I lived there it was $1100 a month for a 3 bedroom 2 bathroom, we paid $400 a month each including utilities and internet.

Similar deal with where I'm at now, which is on the same power grid as the hospital, so the odds of suddenly being hit with a blackout are lower than other parts of Olympia. The amount of floor space is kinda garbo, though, largely thanks to how much is given to the bathroom compared to the bedroom or kitchen. I'd also like to be somewhere in which I can get a comfortable couch up and into the front door, unlike the stairwell that is needlessly narrow even without the fire extinguisher boxes blocking key turning points. Like, I'm pretty sure they list the 1Bed+1Bath apartments as being larger than they really are, but I'd need a tape measure to get the floor dimensions.

It's good for being about a twenty minute walk from my job, but that's it besides, as I said before, the hospital power grid thing. It would be nice, albeit unlikely, if the costs of rent across the country were reined in to compare to minimum wage, or to actually be cheaper than permanent housing. It's not the only change I'd love to make with housing in our country, but it's a big one I'm sure not everyone agrees with for some reason or another. There is no reason a reasonably sized, designed, and maintained 1 or 2 bed apartment should require 3x its rent for gross income, nor for such a residence to be out of the price range of someone whose wages had been designed in FDR's time to be a livable wage - above poverty. Yet here we are.

Being near work is gold. My friends just bought a home near there (down black lake past Trader Joes about 6 mins). I am so happy for them, but seriously worried as well. Their mortage is 2500$ a month, $500 in taxes, $100 for deposit insurance (didn't have the full amount for the deposit), and other basic costs bring it almost up to $3500 before utitlities/internet etc. They both work, but they have an adorable 1 1/2 year old daughter (they lived with me from last jan to June so I think of them as family).

I could never put myself in a position where I had to have that much income non-stop for decades or I'd lose the house.

I do wish everything would be cheaper, I rent a room for $600, which is more then I have paid since I sold my house 4 years ago, but while it started off pretty high compared to most other rooms (Paid 400 at the last place and $500 the place before that), now it's closer to the norm (and much nicer than most other than being on steamboat island which is 30 mins from civilization).

I need to move actually, into town myself, so I can work somewhere nearby and actually go out fairly often. I rarely ever get out of the house since it's so far into town and that was before winter started. Now even before the snow, the steep hill is covered in maple leaves and I have to rake them all before I can get my car up it (It literally spun the wheels then started sliding bakcwards down the hill 2 weeks ago, I ended up hitting a tree backwards to prevent the car from continuing to speed up and hit the house).

I just hate moving honestly, and the little looking I have done, there wasn't great choices (usually isn't right before and during winter as everyone tries to get inside).

Because of our sales tax (11%) in olympia, that 12 pack ends up costing over 27$. If you live in a state with no sales tax, you could almost get 2 of them for the price of one here in Washington (IE in oregon). That is seriously crazy.

Yeah, I'm so glad my friends moved near me, I loved living with them and I only want the best for them. I am so looking forward to being a positive part of their lives. I'm just worried because the insane cost of homes now adays, and the predatory nature of banks is super scary. I didn't find out how much they were paying etc until after they bought the house, but I would never recommend someone put themselves in a position like this, they should have gotten a smaller house for less money for sure.

They don't need 5 bedrooms, even close. They want 1 for themselves, 1 for their daughter, 1 for a future son (whole nother story that they already have a name for the son and expect a son when it's like a 50% chance they will have another daughter), 1 for each of them to have an office since they both work from home, and a guest room lol.

They could have gotten a nice, but smaller house for almost half as much, not had to get down payment insurance ($100 a month), and had half the mortgage rate, and still had a future room to use as a bedroom for another baby (of either gender lol). One could use the living room as an office while working and the other use the future babies room as an office for now (or use the bedroom as an office during the day etc).

That would have dropped their 3500 a month base cost to about $1500 which they could handle on either of their salaries alone).

But oh well, it's done, and they have a really nice house. Just gotta hope everything goes well in the future and neither of them loose their job etc. The banks are freaking evil though, they set them up to lose the house eventually if ANYTHING goes wrong. They would be out the deposit they put down, the money they put into it (through interest), the taxes in t his state for selling a home are insane, and the minimum 4% realtors fees make you lose about 20% of the value of the house if your forced to sell. If they lose the house they are looking at a loss of about $100k anywhere in the next few years.

They are also renovating the house and basically between the deposit (which they didn't reach the full amount of hence the insurance) and all the work (replaced the rugs/painted the inside etc) all t heir savings are gone.

Super scared for them, but super happy at the same time that they live in such a nice/safe neighborhood with a great school nearby and will be close to me!!

I didn't really look that much. I bet smaller cities would have better housing prices. But where I looked is "small" compared to where I live now.
