Everything is moving very quickly so far! Literally I put the offer in this past Saturday afternoon and got told it was accepted the next evening. Inspection just got done today, no major problems found. I'm trying (too) hard to stay on top of it all, but each step feels daunting when you're totally new to it all!

Never bought a house before, but I don't like the ones available and they're all stupidly overpriced now (literally all shot up ~$100K in 2020, b/c apparently w/ COVID, everyone wanted a larger place to quarantine in).

It's been super frustrating getting anywhere, if you want anything different than the cookie cutter houses put up in HOAs (which is the whole reason I'm doing new construction in the first place, to not have that).
I have a real estate (buyer's) agent and talked to half a dozen builders, but tracking down all the specialists from ones to do the siding I want, finding available lots for sale, finding land surveyors, finding the best bank loan offers, getting estimates from drafters and architects, verifying water and sewer hook up of the lots, getting answers on building code requirements, etc...

Man, that is so much burden to deal with. My parents were in the process of starting a new home construction about four years ago, but the cost estimates ended up being above and beyond what they felt comfortable with for their project. They did end up finding a really great house on the market that meant all of their needs and renovated it since!

The market has definitely been crazy-go-nuts in the last year. In my area, there's more competition in the single family home market in the city's surrounding suburbs, but condos are also increasing in price depending on their neighborhood.

I purposely avoided an HOA but it would be kinda nice to just pay money and know that you can get stuff fixed. For like a month I was so gung ho about making little home improvement tweaks for fun then as soon as I hit stuff that was closer to being an actual need I was like "man fuck this" lol

Some of it I'm not sure would be covered by an HOA anyway though

This is what I did too but I kinda wish I had just gone two bed; office and guest bed in one room would've sufficed. I underestimated how difficult it would be to heat this much space.

That's not meant to discourage or anything I just thought about it again after Jen brought up the extra room. Since you're in a condo it's probably not as big of an issue

The condo is about 1,400 square feet. I won't be hosting many guests to start, but I would prefer to have my home office separately set up from bedrooms since I work from home every day now. It's also where I'll have my piano.

Congrats! Buying was one of the better financial decisions i made. I am paying off my house in a couple of months, which is really exciting. I will have paid it off 9 years into a 30 year mortgage. Next step is solar panels, hopefully i can keep my utility bills really low and save for an earlier retirement.
