It's been super frustrating getting anywhere, if you want anything different than the cookie cutter houses put up in HOAs (which is the whole reason I'm doing new construction in the first place, to not have that).
I have a real estate (buyer's) agent and talked to half a dozen builders, but tracking down all the specialists from ones to do the siding I want, finding available lots for sale, finding land surveyors, finding the best bank loan offers, getting estimates from drafters and architects, verifying water and sewer hook up of the lots, getting answers on building code requirements, etc...
...Has 99% been done my me.
Man, that is so much burden to deal with. My parents were in the process of starting a new home construction about four years ago, but the cost estimates ended up being above and beyond what they felt comfortable with for their project. They did end up finding a really great house on the market that meant all of their needs and renovated it since!

The market has definitely been crazy-go-nuts in the last year. In my area, there's more competition in the single family home market in the city's surrounding suburbs, but condos are also increasing in price depending on their neighborhood.
