Maybe stupid question, but whats the justification for it? As a homeowner, my mortgage is exactly the same each month. I guess property taxes can increase, but its not usually by much (I think there's a 3% cap)

The landlord of my bfs mom keeps hiking up the rent a ton every year and it's stupid. Is it purely out of greed or is there actually a reason they'd have to cover more expenses as time goes on?

Takes a certain type of person to be a landlord. My fianc's parents used to own a bunch of houses that they rented out. Her mom said she felt disgusted with it like she was some kind of slumlord. Her dad had literally no problem with any of it. He recently bought a few more. He sleeps just fine at night.

When a lender works out mortgage repayments they take into account the expected interest rates, decrease in value of money, taxes, costs etc over the lifetime of the mortgage and divide it by the total number of months the mortgage is for. Many mortgages can be for 20+ years.

When a landlord works out rent they usually do so for the coming year. Then next year they need to do it again.

Something like a replacement Washer/Dryer, dish washer, toilet, etc.

If you don't like the rent increase, then go find some place cheaper. I'm sure another renter will come in ASAP and sign a lease at that price.

the cost of everything increases over time. materials and labor for repairs go up, slowly but steadily.

and as you said, property taxes increase. where i live this happens every 7 years. the last time it happened to my house, my taxes went from like $4500 -> $5500 / year, which is a lot more than 3%.

but yeah, $100/month increase is being done to increase profits, not to cover increased expenses.

It also has to do with the rental market in your area, they'll charge as much as people are willing to pay even if the landlords expenses do not go up at all

Shes never had to replace an appliance or anything

She is in one of the cheapest places in the area lol. Options are extremely limited because it has to be section 8 housing. It fucking sucks and the floors are made of plywood and it has horrible insulation and it costs 1.5x my mortgage still

Yeah I suppose that makes sense. But definitely the rent increases on this level are just unreasonable and greedy

It may be too late now, but rent hikes are often negotiable. It seems that in most situations, a landlords would prefer to keep a steady, rent paying tenant in even if it means less of an increase, than spend time potentially not having a tenant/ needing to repair and repaint every year, etc.
when renting I was often able to get a $100 or so monthly increase down to $20-30, still an increase but it makes a big difference

I also agree the the price hikes are mostly pure greed. Insurance and maybe property taxes can go up, but repairs and shit should happen infrequently and be saved for out of the typical monthly rent, unless the landlord is renting out a shitty place or doesnt understand their responsibility.
I bought my house recently and have roommates that effectively cover my mortgage at this time. I do not earn a profit, but do not have to pay anything towards the house besides improvements/repairs. We have not been here a full year and Ive put in more than a full year of mortgage on those things already. Thats part of owning the house and Im grateful Ive had this opportunity to be able to make improvements constantly and often so the house can be in better shape for longer.
