Contract is pending, had inspection Monday and the roof has hail damage and the house tested high for radon so they want us to fix both. Insurance is covering the roof but still have to pay the $1500 deductible and radon is gonna cost $1000 to fix too. And I just had to replace the water heater and fix some other plumbing issues like a month ago. Gonna be broke as fuck even with the profits from the sale since we wanted them to go towards the new house.

About ready to just call it off and stay here awhile longer to avoid financial hardship. God damn it.

Yeah the buyer. And it's under contract so no more buyers can even look at the house right now.

We haven't responded to their demands yet though. Were waiting on the quotes for everything.

I mean the contract can be cancelled if they don't agree to your response to their request to get those issues fixed.

Of course you run the risk of not finding a buyer willing to buy a house that needs at least the radon thing fixed afterwards so ... yeah I guess easier to just fix it.

Oh yeah. I inherited my childhood mid 50s home. And I know I'll never sell it because the upgrades it would need to try and sell it would be nearly as much as buying a new home. It's like the damn Winchester House. Built in sections from the 50s through the 80s. Most without permits. In the mexican barrio part of town.
So I'll upgrade it little by little for me over the years but at that point I'll be old and it'll have been made what I want so I'll stay in it until I'm dead. After that it'll be my youngest brother's problem.

I don't look at it as a burden. Complete opposite. It's my lifelong home. I don't really care that it is where it is. It's mine and I continue to make it ever more so mine. Just finished a bathroom remodel. And I wouldn't buy a modern track home even if I could afford it.

Just sell as is and make the buyer take on the costs of repairs. Thats what most people do, considering how many stories Ive acquired from friends and family over the years

I mean that is fine for maybe the roof damage but depending on what the asking price is, it might be hard to get someone to deal with the radon stuff.

I will say this. As crazy as some of the construction may be.
Old houses are the real deal. They're sturdy. They're frames are usually made from amazing materials. Creosote timbers as the foundation. Come to find out when I had it re-roofed 7 years ago that the actual roof was made out of hard wood. The actual hard wood floor type. God only knows why but the contractor was stunned. Above and way beyond what is necessary for roofs. Near perfect condition still.

Ours was built in 1972. Asking 165k for it, offer came in at 161.5k with buyer paying all closing costs so we took it.

We were on track to net 20k from the sale but now it's gonna be more like 15k.

Really thinking of taking it off, still getting the roof and radon fixed, fix up a few other minor things the inspection uncovered but they didn't really care about, and list it again in May or June for a bit more than we were asking for now. Like 168k.

Idk, I'm just ready for it to be over with either way.

Yeah I hear there are seasons for selling homes and I don't think winter is one of them >_>.

Also sorry ya'll had a bad home buying experience. I was expecting something really stressful but our agent took care of basically everything for us, and he didn't half ass anything and the people he recommended for insurance and everything did an equally incredible job. The hardest part was physically moving everything from the apartment to the house :|

We walked out basically breaking even when we should have gained about 15,000 in equity.

Yeah what's with the fireplace request? It's a fireplace. Open the vent. Light the wood. There's literally two steps to it.
I have one but I rarely use it. I never thought it heated up the front room that well compared to just putting the burners on the stove on or using the electric heater.

I do know that ones like mine can't be built anymore. In fact I think you have to upgrade them to some shitty insert thing if you plan on selling here in CA.
There's some air quality control board that exists here that made a law, of which I and others highly question the legitimacy of since they're some nebulous, non voted for, "governmental" entity that has no connection to Sacramento yet has the power to pass a law. Which declares certain days "no burn days" where even if you have an old fireplace it's illegal to use it.
They can fuck right off though. I know a few people that purposely use their fireplaces on those days just because fuck this mucky-muck board.

The fireplace was gas but could be controlled via a panel installed in the wall. Thermostat, fan, etc.

But it was just hilarious (and lucky) thats all the buyer requested afterb the inspection.

Yeah, we're going through with it. Going to be crashing at my parents' place for a few months. Pay off some debt, save some money, then get a nice place. Our realtor thinks the market is gonna go down a lot next summer too so hopefully we'll get a nice deal.

Agreed.

Some buyers, like the couple that bought our house, wouldnt accept that. They wanted the house fixed and move in ready.

Edit - plus, some stuff on inspections may come up as code non-compliant and I'm almost positive of that's the case it literally must be fixed.
