I'm in the LA area and I've been considering buying for about 5 years and been in the market for two. I have, right now:
>$70k income
>800 credit score
>$90k in cash and highly liquid assets (mostly ETFs/stocks); I had 60k in cash at one point
Low debt

Lenders kept saying I'm low income for the area and my own number crunching came to the conclusion that I'd spend more than 70% of my take home pay on housing for a condo here. I gave up. I invested my cash into the stock market. I'm done. I'm just going to live at home. I'm in my 30s, living in my childhood bedroom. I can't afford to leave without quitting my stable government job.

Maybe, one day, I can go buy something in cash in another state and retire. But I don't see homeownership in my future here unless the market crashes and I can't count on that.

As a person trying to look for a place with my wife and baby, it is pretty overwhelming. Is it different when we are trying to buy from homes being built in these newer subdivision? Like we dont have to compete as much as long as we have what they are asking for?
Luckiliy for us, waiting for a house to be built is an option since we can move with her parents for a year or 2 to wait for one to be built. Think thats the direction we are going because everything that gets listed online gets taken pretty quick

I was just talking to my friend at lunch about wanting to move to Seattle, but I'd never be able to afford it. The median house price is almost $800k. To afford a mortgage we'd need to make $300k. Shits crazy. Saw a tweet the other day about this guy being outbid for a house in Toronto despite going 50k over asking price. When this bubble bursts its going to burst hard.

I've gotten offers between 300k and 420k for my house. It's literally the only thing of value to my name and I got it for a steal under circumstances that will never happen again but I don't want to live in Texas anymore. Getting a sweet enough offer is realistically my only way out and I just might take it if/when it comes, even though I don't like the implications of what that transaction is contributing to.

You would have better luck with new builds but it will depend on the builder. They usually have wait lists but we saw one where they had waitlists and a bidding process so we noped out. The other thing is rates are likely to go up to while you wait for the house but if youre ok with that then it should be fine.

The system is designed in a way that doing what's best for yourself is likely going to come at the cost of what's best for everyone. So ill never fault someone for doing what's best for them in a situation. Unless they are actively doing what's best for them in a way that is intentionally exasperating those problems.

When my parents pass on I plan on building a cabin there and living like a king. I'm very familiar with rural living. I have NO IDEA why people here are bashing it. It's quiet. No "MAGAs" yelling at you because you won't see them. They live a half mile down the road. Yes, you have to burn your trash probably, and mow you own grass and shovel your own snow. You'll probably want a truck because you'll need to haul trash you can't burn to the county landfill, which might be 20 miles away.

Sounds like paradise to me.

So glad my wife and I, almost on a whim, bought a house literally four houses down from my previous house on the same street in 2019

we had been sort of thinking about moving to a bigger house, but wanted to stay in our neighborhood. Saw them putting up the sign, quick got a showing and put in an offer (asking price) within two days

glad we didnt try to haggle as that was the beginning of the crazy market, and now the house has gone up in value something like 33%

Lmfao my bill before tip at the bar across the street from me for two drinks and a burger is $16. In this day and age, where are you getting similar quality food and booze for that rate in the city?

Sure groceries might be 10 cents higher for a box of pasta, but the beauty of my particular rural living is being 15 minutes from a town with a Target two towns over, so if I really feel like bulk buying, I can just make the drive, it's not a huge deal. I believe there are worse areas for sure, like those talking about having to drive garbage 10 miles to the dumpster or not getting plow services or whatever. Either way, the slight grocery increase is hardly justification for paying 50% less than you would on a comparable house in the city or suburbs.

Gas is cheaper too. I go to the city every other weekend and it's always about 30-40 cents cheaper out here.

Lol just saw a house sold for 120k over asking where my other house is at and it is HIDEOUS inside. It needs a full remodel. Horribly ugly carpet everywhere, ugly outdated kitchen and bathrooms, wonky floor plan. It sold for $1.2m smh. And then you have to put more money in it to make it look nicer. But listings in that neighborhood are so rare and everyone jumps at it when they come up. The housing shortage is getting worse in OC and people are getting desperate.
