Opendoor has started buying homes in my neighborhood. Its a small community. They have bought 2 homes so far and immediately relisted them. One for 200k more and the other for 300k more. Absolutely ridiculous. Literally relisted a couple of weeks after closing and did nothing to the homes. One has been sitting on the market for a month and they just reduced the price by a mere $10k.

These are newer homes too built around 2016-2018. So not old homes that they are flipping. Theyre in great condition when they buy them.

I really want to pick up and move to AZ but have been holding off due to just how nuts things have gotten there.

house hunting right now. you can pretty much guarantee not to ever get a house at asking price in this market, and likely have to put in an offer at the end of the weekend that it came on market, and compete with 30+ other people and go above asking

I can afford to move if I wanted to but all of the houses here look like straight up ass for the price. There's zero consistency for house designs even in the same neighborhood. One house can look like Picasso designed it, and then right next it to it Frank Lloyd Wright designed a 800 sq footer going for 400k

So yeah I'm just gonna sit until the meme market dies down because I'm not overpaying for an eyesore.

Been hearing experts say that the next 6 months the housing market will cool off a good bit.

Kinda sucks for us. We want to buy a single family home and sell our townhouse. But even if we do sell our townhouse, we still then have a more expensive single family. And we'll have to use the money from our townhouse for the down payment. It's a tough situation all around.

Which is nice but the main thing I cared about was that it was cheaper than rent with double the space and was less than 10 miles from where I used to live. But I guess it's useful now given the bubble

I don't think it takes into account that I spent 5k last year to reshingle my roof too.

We got our current house 6 years ago. Valued at 215k at the time. Has now gone 350k+. I wish we could sell, buy then I have to somehow find somewhere cheaper and that seems highly unlikely.

One house was sold to them for $1m and they relisted for $1.2m and the other sold for $1.1m and relisted for $1.4m. Newish homes with no work needed and literally just reselling them like PS5 scalpers. Smh

We did keep our old home when we bought our new home a few months ago, but only because I see shit like this and want to hang on to it so my daughter might have something in the future. Its really looking like corporations will own majority of the housing before long if nothing is done to address it. I still get the occasional call from investors wanting to buy it from us.

An exact model of our house in our neighborhood went for $225k more than what we bought it for one month later. Exact floor plan and layout. The only difference was theirs had a pool. Like someone literally spent $225k more on a pool essentially.

Yeah I get letters too occasionally. But definitely not a crazy amount of calls or letters just the occasional one. I got one from a realtor representing their clients who were trying to buy another house and lost out and wanted to see if wed sell ours because it was similar. I guess thats one way to try and get a house.

Yeah the home we closed on last week had 10 offers on it. Most we saw in the 3 months we searched was 19.

Our house has appraised $30k since it was listed last year so we know very well the market is still on fire.

Yes its sad. The only regular people who are able to buy homes now are those that can cover the appraisal gap. We struck lighting with this house. We got it at asking and it appraised $25k higher. We didnt waive a single contingency. Our agent told us to buy a lotto ticket.

I got super lucky. Bought my first house ten years ago for 125k. The husband and I started building our new house just as prices really started to soar so we got that price locked in. When the time came to sell my old one it went for 230k. Fucking nuts. At least now we're in the home we plan to die in and don't have to worry about it anymore. I feel for everyone caught up in the housing/apartment market right now.

Nice, congrats! I feel like this is our forever home too. I liked our old house and wasnt really desperate for another but held off for a dream home and this is it for me. Im ok if the market fluctuates.

We could sell our other home for a $400k profit right now. But I dont know if we should or if we should hang on to it for my daughters sake. I just picture housing being owned by corporations while the majority of the population rents and it scares me for her.

(I know 400k sounds crazy but this is OC market and average homes are over a million)
