Just signed everything today and got my keys from the attorney. This is exciting lol not gonna lie. Never thought I'd end up owning a home when I payed my rent playing super smash bros for years with no college degree or anything. But there's always a come up happy I made it lol.

But I'm sorely lacking in the finer details of homeownership. Does anyone have any good guides they used for home maintenance stuff? I don't know much beyond the basics

The inspection should have really revealed all the stuff you need to care about, even if they didnt find anything - just the stuff they looked at is important

Also make sure you have the phone number for a plumber before anything bad happens. But you can always ask a Facebook group and get details super quick

Yeah luckily the seller took care of the two biggest things the inspection noted (sump pump not functioning in the crawlspace and missing siding on the exterior) so that's two less things to worry about. There were a few less important things they noted that im slowly looking into but I'm just so uneducated lol. Every other sentence on the report is "We recommend contacting a professional to have this repaired." But some of it is for things that seem incredibly minor, one I remember offhand is missing the...ending bits on the handrails going up the stairs. I know there's no way that's that important so it's hard to judge out what really is or not, but I guess I'll learn as I go

Look into a home warranty depending on the age of the house you're buying.

Our realtor was my wife's friend and has been in real estate 35 years. Her gift to us after buying the house was paying for our 1st year of home warranty because she recommended it so highly. I would have never gotten one if not for that as I thought they were a scam. I renewed it when it expired and we have used it a few times. It's probably about breakeven on cost so far but everything in our house was virtually new when we got it so I could easily see how it could be worth it.

Legally they have to tell you about that stuff no matter how minor because if they inspect and don't divulge that info you can sue

This is huge lol, also if a major water leak happens and you need help, you can call the non-emergency fire department line, they have a water main key.

The first week I bought my house, I shut off what I thought was the water intake into my house, but the previous owner had actually created a second route when they remodeled the kitchen.

Flooded my entire kitchen unhooking the ancient dishwasher that came with it.

Yeah I just was really lucky, North Carolina is lower cost of living and there is both a big population of people that played competitively, while also having a small amount of actually talented people that could whoop my ass. I would make enough to pay rent and bills and survive but it definitely wasn't enough to thrive off of, if that makes sense.

Oh of course it makes sense. If I won my twice a week locals I'd probably take in less than a 1000 every month. Which might not be enough in south florida. (Not to mention I can only crack top 3 occasionally...)

Mine is $45 per month and then there's a call out fee of $75. So it depends on how big a job it is as to whether I call them. Some stuff I fix myself and then other stuff I'll get them out for.

So like when my garage door opener spring snapped that was worth it because it's a pain in the ass to repair myself and costly to have someone else do. When I had an AC issue (and I live in Florida so it is an issue when it breaks!), it was worth it. I've had my microwave break a few times (one of the built in ones) and that one has been more iffy on whether to have them repair or just buy a new one. I'll demand a replacement next time though as they have now repaired it 3 times (two times were close enough together that no extra call-out fee was needed)

Bought my first place a year ago, and it's definitely been an adventure. Thought I was buying a place that was reasonably fixed up, and then I got in here and realized that the DIY'er who lived here wasn't as good as he made the house appear to be when all the blemishes and inconsistencies were disguised by their furniture.

I play online yeah but I haven't been active in the tourney scene since maybe halfway through Smash4. Pyra and mythra are my baes though so they got me playing more often

Yeah hopefully we don't have those same discoveries but it was built in '85, currently we just got all the appliances and some paint and we're going over there later today to start painting the living room and our master before we start moving everything in. Luckily we have our current lease running until the end of May so we have a lot of time to get everything moved, and the new house is only 5 minutes away.

After painting we have a consultation to get fencing installed around the backyard so our Dog can run around back there, past that...not sure yet!

I'd advise coming up with a list of regular maintenance that needs to happen and how often it needs to happen, whether its weekly mowing the lawn, weeding a few times a year, or changing the air filter on your furnace, or things that need to be replaced every 5 years.

Did you know a furnace has a filter you are supposed to change and how often you should change it? I had no idea. How many other filters exist to be changed....

Anyway, it seems like there's never ending new discoveries of things to maintain to add to this list, and I think if you just take care of them "as you think of them" you'll invariably miss things until you are way past the time to do it. I think maintaining a list like this and coming up with a way for you to notice when due dates are coming up will help a lot in the long run.
