Rural areas tend to be less accepting to people who look like me. (A black guy who's confused for a Mexican or indian often).

Those areas tend to have more bigots.

Ease up zoning for residentials. Some people are okay with being part of a duplex, triplex, etc. I know in some areas it's only single-family residences.

Eliminate the idea of HOAs. They were no purpose and what little purpose they do have (maintain property values supposedly) just keep prices up. Ridding them eliminates a monthly due that might provide some relief to budgets.

You would have expected it where I lived. Never happened. I said this earlier today to someone else. In a small town you know everybody knows everybody else. If most people are good people that live in that town and you get a rep that your a bigot people wont stand for it. Expect to be ostracized if you're a bigot.

As far as job opportunities it depends on what you do. I had a retail store with a online componet that people from 4 diffent counties would come visit. I made enough in my time to retire at 50. Location doesnt mean much if its not a physical job. Even with a good fuel economy car, the cost is meaningless if you live 45 mins from a big city. Too many people live way beyond their means and want to be "metropolitan", when they can live a slow and easy life with less headaches

Good for you, but your anecdotal experience doesn't change rural America tends to be far less friendly to people like me. I'm too, no white.

If anything rural America tends to be more bold in with their racism in rural America. Proud Confederacy Treason flags, blatant and open suspicion based on the criteria of not being white, ignorant advice to non white people that they think is helpful that's just plain insulting and racist, and so much more.

A main reason housing doesn't get built or ends up being overly expensive is because of regular people in neighborhoods vetoing developers from building housing due to aesthetics and classist views.

"I don't want that apartment complex to ruin my view. Go build the housing somewhere else"

"I don't want that apartment on my street because poor people live in apartments."

"I don't want an increase in street traffic, go build that apartment somewhere else"

"Oh no, we have to preserve this "historical " building, you can't tear it down to build multiple housing units in its place.

It's quite frankly wrong for current residents to use governmental power to essentially stop and limit the ability for others to move into their neighborhoods.

It's also against property rights.

One of the big things we could do to help lower housing prices is get rid of minimum parking requirements. Those force developers to buy up extra space for parking that will just end up vacant for most of the year. It's also causes a feedback loop where it creates more sprawl which makes it more likely that people will need cars to get around, which leads to more parking and more sprawl when new developments happen

Surprised nobody said anything about rent going to your credit score. Mortgages are less than rent payments but rent does not affect your credit score. They want 1400 for a one bedroom here. That should definitely go to help with getting a house especially if the mortgage is the same or cheaper. I know people paying way higher rent than mortgages. But can't get a house because their credit score is so long.

Ban corporations from owning any property zoned for residency.

Apartments and condos are required to have 1/4 of their units as affordable housing.

50% tax on income generated from renting/leasing. Including businesses. Money generated from that tax is used to give first time homebuyers a larger tax credit.

There is absolutely nothing wrong with a non citizen, such as someone with a green card or H1 visa who is working in the US, to own a house.

Bust up landlord monopolies and take property back from any and every foreign company who overbids in property to over-rent it to Americans. Make rules that say that you cannot rent out property for twenty years after buying it. Make rules that say that you cannot sell a house FOR PROFIT for ten years (to prevent house flippers from destabilizing the market and taking affordable homes off the market). Instate federal rules limiting rent prices and rules preventing massive price increase. Force landlords to give tenants (in good standing) the option for multiple year contracts.

Okay, nearly all new housing would die. The vast majority of people cannot afford to live in one house while buying the land and waiting for a new house to be built for them. No doubt the top 5% or so can do it, but the middle class cannot.

One thing that would help in addition to other measures would be significant improvements to public transport, which would allow people to live further out from urban centres while still being able to access the opportunities associated with them. It would also help to reduce traffic and make living without a car significantly more feasible.

For bonus pointed, mixed use zoning. Imagine instead of having to do a massive drive for your groceries, you could just walk 10ish minutes to your local supermarket and get what you need. This is the reality in a lot of the UK. While they still have large supermarkets, there are a butt ton of smaller ones sprinkled around with all the regular stuff you need. Then you can add in food places, things like dry cleaning or laundrettes, dentists and chemists and so on. It's also super common for them to have apartments above the business units. This sort of setup helps to remove demand on big cities and business parks for basic things, further allowing people to spread out.
