Let's say hypothetically I have the capital to do something of this nature. Is it viable?

-Locate and buy a large lot of properly zoned land, with access to all necessary utilities and high speed internet

-All pricing and expenses fully transparent. Ideally with a stated maximum profit margin, with all earnings above projection immediately invested back into the park.

-Ensure all utilities, electricity, and high speed internet can be provided at a reasonable cost to tenant.

-Privately hired security, instructed to almost exclusively "Look outward" for threats, what happens between tenants living there is of less concern. "Victimless crimes" to be ignored.

-Variable lease length, with community organized primary by lease length. 1 months through 12 month leases all available options. Rent to own options available in limited capacity.

- A variety of Pre-fabricated "luxury" trailers(The quotes isn't because it's deceptive, but I feel like that word luxury has lost all meaning relative to real estate) but also space for existing mobile homes/RV's to stay for an extended time. Maybe a couple of tiny homes if requested, I don't know enough about that to weigh in properly and I think it would alter the zoning requirements.

-Shared community amenities like those found in any traditional subdivision or Apartment complex. Ideally Pool. Fitness complex. Basketball court.

What are the unstated obstacles you'd have to deal with in attempting something of this nature?

Here's a few to think about:

Ensure that you dig for electrical first as they're ran the deepest underground

5' deep - main service lines
3' deep - individual loads for the RV's meters
2' deep- Drainage lines to the septic tanks
1' 6" deep - water supply lines.

Location for WIFI tower (s)
Location for a community laundry room with at least 6 washers and dryers.

Figuring out the flow of traffic. I'd say you should make them all flow one way,.

RV Lot separations (mini fence, stone walls)

Options for 30/50 Amp RV plug-in connections on the standalone meter bases.
