tbf when it comes to leveraged funds you can lose even if you guess right. For instance in 2018 QQQ lost 0.18%. SQQQ lost 20.75%. From 2021-September 2022 QQQ lost 8.25% while SQQQ lost 11.48%. Volatility decay is a big killer in leveraged funds, and volatility is high in QQQ in general and in everything recently. That's not to say you can't make money on it (+92.33% ytd after all) or that you will lose, but there's a very real possibility that you guess right (market is lower in a year than it is now) and still underperform the market with SQQQ.

Here's something from investopedia (not sure if that's a great resource):
Leveraged ETFs are typically used by traders who wish to speculate on an index, or to take advantage of the index's short-term momentum. Due to the high-risk, high-cost structure of leveraged ETFs, they are rarely used as long-term investments.

For example, options contracts have expiration dates and are usually traded in the short term. It is difficult to hold long-term investments in leveraged ETFs because the derivatives used to create the leverage are not long-term investments. As a result, traders often hold positions in leveraged ETFs for just a few days or less. If leveraged ETFs are held for long periods, the returns may be quite different from the underlying index.

Well it's sqqq I'm holding which means I expect things to get worse.

And yes I shouldn't hold it anyways but now I'm sorta stuck. Once I break even I'll sell I think today or early next week.

I don't know much about those other than they are REITs but with mortgage rates continuing to rise and I think we're still waiting to see what post-covid commercial property space is going to look like, I'd much rather have $1000 in AMZN than anything dealing with real estate right now.
