Not really.
A third party told one party that it doesn't have to fulfill its end of the contract, while telling the other party that is has to.

Very true

no, it is not what's happening. because the renters still have to pay back owed rent once the eviction ban is done. that is not "no repercussion"

They do have to pay it back, you're right, but if they aren't paying it now they probably won't pay it later. Which means the owner has to sue the renter. That adds legal fees for both parties on top of the rent and takes a lot of time. Plus, the renter is pretty much guaranteed to lose because there was a contract and then the owner will tack their legal fees on top of the renter as well and now there's absolutely no hope of getting the money back because it's become so expensive. Then after a while of not getting paid the landlord probably has to go back to court to get the renters paycheck garnished which will cost even more money. But now the renter is having a good portion of their check automatically removed to pay fees and they can't afford to live anymore.

but they agreed to pay $x amount of rent by so and so day for the rights to live in that premise. it is all stated succinctly in the contract (well sometimes they are obtuse and in private dealings they might be sparse) but it outlines everything and conditions and what happens.

if they are not paying rent as they agreed to, they are breaking their side of the contract and should not live in the dwelling.

also landlords have taken on risk before, and that is part of the game. one bad tenant can wipe years of rent income. in one day. that should be the risk, not so much the governemnt allowing people to freeload.
tenants who do this are still required to pay back the rent owed once the eviction ban runs out. that sounds an awful lot like a repercussion to me.

You think the people that are intentionally not paying rent are going to pay up once the moratorium ends? Nope, they're going to try to squirm their way out of it. Move out before they can be evicted, possibly file for bankruptcy, etc.

And their credit will be destroyed. You act as if that isnt a huge consequence. Credit is everything.

I dont think people that havent paid rent are doing so maliciously. I think they were legit struggling and eventually just fell so far behind they gave up. Nobody wants to declare bankruptcy or face losing their place to live.

Its a mixed bag, just like anything else.

yes, some are struggling and are worried about not making rent payments and what can happen to their credit.

The ones that are doing it on purpose for a free ride couldnt care less about their credit score.

Like I said before, whether they care or not is irrelevant. Their ability to own homes, take out loans, apply for credit cards, rent other apartments and nowadays even find work is impacted by credit score.

Ignoring the consequences doesn't mean they don't exist lol.

I also feel like people are greatly overestimating the amount of people that are intentionally skipping rent. No different from the conservatives who think most welfare recipients are just lazy moochers.

It's just an excuse to ignore the current housing crisis and act as inhumanely as possible.

This. They dont have to care to receive the consequnences. They will pay much higher interest rates, wont be approved for loans, will have less housing options and even some jobs do credit checks. When you apply for a license with an insurance carrier they will look into your credit history.

You dont have to be aware of a problem to face the consequences of said problem. Im not saying people not paying rent are right but I damn sure do not feel bad for a single landlord out there. Its the most foolproof investment out there and the scales have been tipped in their favor for years.

Theyve told us for years save your money and you can be an owner and now apparently they dont have money saved?

I'm just pointing out that just because you tell someone they now owe 15+ months worth of rent, doesn't mean they're going to pay it. Yes the people intentionally skipping rent are only a small percentage, and most people that aren't paying rent, really are struggling.

I still think it's a weird thing to use as justification for Joel's repeated "they knew the risks" argument.

it's not the justification for it. "they knew the risks" is an entirely separate argument from this.

the particular argument I was making in this case was that the "no repercussion" clause was incorrect. this has been aptly demonstrated.
