My block of flats has a management company we all pay monthly service charge to for maintenance, repairs etc. But were gonna fire them cause theyre shit.

Does anybody have experience of being the director of a block management company (or estate management)? I would likely pay less monthly as payment for giving up my time to be director and run around hiring subcontractors, suppliers, organise insurance etc.

But Im worried itll just turn into a massive headache having to chase my neighbours for payment, run around chasing for repairs and stuff. My day job is stressful enough and I like the idea of being in my own flat just relaxing and not worrying about the outside world.

Is it likely to be a big stressor that will fuck with my peaceful space? Or should I just do it for the sake of taking the monthly saving? Of all six residents in the block Im the most qualified because I work in the field but I dont know if I would be taking on too much.

if it's similar to where I am and you're sitting on the fence you gotta pass it up. it'll be a massive pain coordinating tradies to do work. you'll make some decision cause you need to then you'll get two-three emails or letters from residents telling asking you what the fuck you're doing. simply not worth it unless you're really into being control of things.

This is what is putting me off. I already have my neighbour knocking on my door to complain about the management company, and its never a brief conversation.. Like an hour at a time. I kind of cant be bothered.

But then I also think maybe I should step up and not be a pussy idk

It sounds like a huge pain and a second job.

How many other residents are there? Are the units older and often need repair set up?

Also why do you even know your neighbors well enough to be ask to do this I don't even know my neighbors' names.

lol its only a small block so theres six flats, two per floor. So my neighbour on this floor managed to get everybodys numbers into a group chat to talk about firing this company.

Considering I get pissed off when this guy knocks on my door at 7pm and talks to me for an hour at a time about service charges as it is so I cant imagine that situation is gonna get any better if I decide to take ownership of it.

Its only 2 years old so theres barely anything that needs repairing right now.

I do think its really gonna fuck with my peaceful relaxing time at home though so Im just gonna say fuck this let some other resident do it (or hire somebody external to do it)
