House got listed like an hour ago and they say all offers must be turned in by Friday at 3:00pm.

Getting that stupid offer accepted was the biggest pain in the ass for the whole process.

Wife and I put an offer down on a house asking maybe like 10k less than what the sellers wanted. They said no. Then they took the house off the market altogether. Then they listed it again and ended up selling it for what we had offered.

Then we went to one where someone got an offer in maybe like an hour before we did.

And another one where the house basically went under contract while we were touring it.

Like shit guys give us a chance.

I also live in the middle of nowhere, and there have been very few listings in the past month.
But a bunch in the past week or so, people are snapping them up super fast because of that.

It's weird than that you would end up in situations where a house is being sold while you're touring it. Normally a real estate agent coordinates with the agent selling the house to make sure that nobody's time is wasted. so maybe it was whoever was on their side not doing their job. I'm trying to purchase a condo and it seems like they are sold almost instantly. Like I stand no chance. One got listed on Sunday, I visited it Monday and was preparing to put in an offer. Tuesday morning realtor says it's already pending. This has been like the 4-5 one this year. -_-

I'm sure some rich person is just buying them to use as rentals for more money anyway.

I can see what you're saying and maybe he didn't do that, but he did a good job of finding alternative houses for us to tour if one of the ones we sent went under contract. So I feel like he was doing something right at least and not just like "lol well one of the houses you drove out to see isn't available so let's look at the other two".

I called Frontier to have them search the specific address and they say cable internet is available, so I hope they are right lol.

About to offer full asking.

1200 sq ft house, only two bedrooms 1/5 baths, on 5 acres of land (almost all of it wooded property)
house was in good shape as far as I could tell, same goes for an outbuilding workshop behind the house
being sold as is, but I think thats just because the owners are executors of the estate and just want to sell it and be done with it

Pay for an inspector. Never, ever, buy a house without having a professional inspector do a full end-to-end. Especially if it is being sold as is. doubly so if they're trying to rush it off the market.

There will obviously be an inspection, regular and of the well and septic system.

While it is possible to buy a house without an inspection I don't think that even really happens.

I guess most people arent interested in touring property's physically anymore, taking their time and doing research. They see a house, buy, and if anything deal breaking is discovered later I guess they can just back put then?

You can basically back out right up until closing, but you could lose a little bit of money you paid during the process.

The neighbor's house just went live a few hours ago and it is surreal, it's like looking at the inside of my house in another dimension >_>. Though it does look like they converted a bedroom into a nice bathroom and their basement is a lot nicer, especially since it actually exits out to the backyard.

This is Trumps America; even admist a pandemic, the economy (housing market in this case) is stronger than ever.

I, too, am in the market for buying a second house. And saw that houses were being sold within a couple of days. I finally secured one by offering above list price, 20% down, and a conventional loan.
