when a tenant comes up due for rent and they refuse to pay, you go to the court and initiate eviction. then you wait 3 months while the tenant squats in the house, punches holes in the walls, pisses on the floors, breaks all the windows, and finally rips out the copper plumbing and wiring on the way out a week before you finally have the legal right to evict them...

you'd be surprised. a lot of people live pay-cheque to pay-cheque. they actually can't afford to save money especially living in the upper east of north america.

it would work... if the state didn't put a 3 month freeze on evictions/DC's over services (water/electric/phone and internet).

by all means i'm sure when the people get money they'll get paid first. i had experiences where i came up short. thankfully the landlord was understanding only paid half but she asked to have me pay the rest when times got better.

Yeah sure, it's the tenants fault that they make $1400 a month and have $1200 in bills and have to eat as well but then they lost their $9/hr job because of the pandemic and unemployment only gives them $1000 a month after not working for 2 weeks. Their fault they can't pay bills and didn't have any money saved up.

It wouldn't even be running through my mind that "Wow I must get down to the courthouse right this second and file a case against my tenants because their place of employment is mandated by the state to close, tough luck should have been an essential employee"

A lot of people in the usa are going to end up near homeless unless the government tells the banks to f off, many banks are giving only 3 months mortgage suspensions then in month 4 you have to pay the 4 months in a lump payment, this is a mess.

I don't particularly care about moralizing it in most circumstances. it's just that an accurate description of what landlords do requires some words that have negative connotations: "parasitic", "exploitative", "coercion", "extortion", etc.
