Long story short, I want to build an atelier and found a suitable location in a forest clearing far from prying eyes. The price was good, too good actually. After going to city hall and researching the parcel of land I found out the one with the listed price was literally part of the forest, just a bunch of trees. However the same company owns the whole area including the clearing(which is actually two parcels).

So now I need a strategy on how to negotiate for it. Say the forest plot cost $1,000, how much should I be willing to offer for two cleared plots? Like $3,500 maybe? It isn't in a good area or shape by any normal standards, but still...

There are no empty lots with listed prices other than the one wooded one. The houses in the area are all small and run down (there were more rusted out trucks in the area than homes when I went in person), and are only estimated to be worth around $35,000, some of which do have two parcels.

The actual parcels I'm looking at were both sold to this company about 8 months ago for $300 a piece and are assessed at being worth $900. The reason that doesn't seem right to me is that the wooded parcels are valued at $800, the land being clear and ready to build on has to be worth more than $100 right?

Youre going to need a bit more money. Between the purchase of the land, assessment, utilities, construction, and then the taxes, youre going to be paying a lot of money.. and for what? A workshop?

I know that, but the first step is buying the land and this plot has exactly what I want so I don't want to let it slip away even if it'll be another 6~ months or so before I'm ready to go all in on construction. I have the money to buy it, but obviously I want to get a good price.

Wooded land can be clearcut and the lumber sold, if the buyer's willing to put in that work. That drives up the value quite a bit.

If you talk to a realtor, one thing they can do is look at completed listings that sold nearby recently. You can get a better idea of what to pay then.
