some tenants are so difficult. they tell me they have a roach and mice problem, so i hired an exterminator. the exterminator surveys and takes photos of the apartment. I speak to one tenant, and she wants remodeling done in her apartment. sure, no problem. we decide to have the roach treatment first since the remodeling effects the rodent treatment. i tell this tenant all of this information and she's cool with it, doesn't voice any objections. i schedule it, tell her when it is and gave her a checklist of what she has to do for prep.

the day the exterminator arrives she refuses entry because she feels uncomfortable of photos being taken in her apartment. i tell them don't take photos of the apartment then. now she refuses access because she wants the rodent problem fixed first.

what the fuck man. i spoke to this tenant about all this, and the day of is when she decides she's not cool with it? i'm trying to fix your problem man.

Sounds like a very dumb tenant. Your only options are to try and bang her or raise her rent

If you have multiple rooms in your house, claim one for your own, and state you live there (Even if you just stop by every once and awhile). That will change tennants to lodgers, which gives you all the power pretty much.

Varies from state to state, but in WA for instance, lodgers are not covered under the landlord tenant act, which means basically you have all the power and can have anyone enter whenever you want.

Solves most of the problems, with the minor cost of needed a room that you don't rent out, and possibly renting for a bit less because of that.

Remember, when you own property like that, that the tenant has to abide by your rules. So, if she doesn't want to do what needs to be done then just evict her.
