It can take years before we see the full effect of interest rates. We'll see what the fed says today, my guess is they'll be conservative and not change much. I think investors are alot more confident than consumers right now, largely due to inflation. We'll see what happens. Honestly, I'm just a spectator right now. I'm saving up money for a down payment on a house in the next 1-2 years and not putting much into the stock market. All my money goes towards vanguard index funds, right now emerging markets. I'm just tracking things to time the best time to buy a house. On the other, all the talk might just be that. Talk. I dont think anyone really knows exactly what will happen, so best to be prepared for any situation, I say. Stock prices are still relatively low now compared to a year ago so its certainly not the worst time to get in. But it would seem risky to start going all in on anything, I feel. I dont really try to time the market, but there is something to be said about simply being sure to hold onto a bit of cash so you dont miss out on potential opportunities if things really tank hard. I do feel pretty strongly that the housing market reached its peak and is going down, like you said. The only questions are how far will it drop? And how long will the drop last for? I think it's fairly easy for us to feel the pulse of the real estate market because we and our friends are the generation that is now going to buy houses. As long as we keep talking about it and get a sense of what our generation thinks we can be ahead of the game. Right now alot of my friends are simply waiting for the right time. It's just a matter of time until people get impatient. My guess is this downturn will only last a year because demand is so high. A true recession is what can potentially keep people waiting longer. I think in about a year time people will realize mortgage interest rates aren't coming down any time soon, certainly not to 2021 levels. 1 year is what I'm giving myself to save as much money as I can then going to parents for help for a loan from my dad for a down payment. Dan_Haren- 08/21/22 9:49:14 AM #99:	I've listened to alot of hedge fund managers and they are all pessimistic. They almost all believe a financial crisis is coming but just not sure when. They all believe that the fed has to get tighter. Inflation is stable but still super high. Honestly the fed will get tighter.
