rural Ohio

From first glance it didn't seem like there would need to be a lot of structural work to be done, mainly cosmetic or smaller things. I would take my time fixing it up totally cause I don't care about aesthetics that much.

It seems all but one wall of the foundation has been redone recently so it looked pretty good.
Worried about dampness down there, but the house does sit higher than the land around it so not too afraid of flooding issues.

I'd say go for it if you can afford it and it's in a good location for you. I'm not an expert on home values or anything, but a nice house with a barn and some extra land for $125,000 seems like a massively good deal. You might not like the barn now, but you'll figure out something to do with it.

Location is good for me.

When it comes to home value, this one would keep its value pretty well because it is in the country with some land, but still only minutes from town.

The house looks like a dump, but that's stuff that's mostly cosmetic. You probably wont need to sink that much money into it. That's a good amount of land for that price so that's awesome though.

Overall, it looks like a good buy as long as you're willing to put some work into it.

Of more concern is the joists in the basement look pretty bad. The "shoring up" they've done I wouldn't trust, and speaks to further unseen structural issues. I'd get a real good inspection done before entertaining an offer on it

They look to have installed a new tub/shower, but the surround doesn't reach all the way down, and isn't sealed, the attic floor looks to have been wet, and one of the walls where it joins the ceiling is wrinkled, making me think there was an issue there as well.

I'd highly recommend an inspection before even starting to get interested. I don't know your prices in the area, the land is decent but if the buildings are shot out you're setting up for heartache

Definitely get a really good inspector as the house seems worn down and you dont want to find any surprises.

New outdoor condensing unit for the air conditioning, nice. But the utility meter appears fed by SE cable. The utility evidently was fine with that, but I've never heard of such a thing and wouldn't do it.

I'm sorry to be such a downer, but there seems an awful lot of potentially very expensive issues.

That foundation wall is giving me fucking nightmares - look at it it looks like it was built 3000 years ago like a fucking castle wall. Theres moss or roots and other black shit growing out of it.

Do you like leaks? Water damage? Mold? Cause that's how you get all of the above.

Seriously just buy the land and burn the house down and build one out of pocket. Fuck we pay 100k just for a small building lot here.

That is a project and a half to get everything renovated and looking modern, but there is a ton of potential there. Its also very nostalgic looking for me so I really dig that.

Looks like a good deal at that price though if you don't mind putting more in for some work

There's actually two sets of staircases. The tiny one is the servants staircase. Suppose to be just enough room for the help to get up and down. Stairs with the railing is the main staircase. Can't tell how big that is from the pictures.

Also considering how old the house is, it probably has aluminum wiring which can be a major concern. Aluminum wiring expands and contracts with heat which can loosen wires and cause arcs. Arcs are what burn down houses. That type of wiring is safe provided all the proper precautions are taken. I don't see that being the case in that house. Either way an inspector will see that and make note.

Reminds me of a house my wife and I looked at last summer. 4 bed 3 bath in a good part of town, only $200k. Estimate for every other house on the street was $280-320k. Only two pics of the exterior which looked good, and the description mentioned that it needed a little TLC.

We got there and the realtor was standing outside waiting for us instead of inside. It was raining. And he preferred to wait in the rain. That should have told us everything.

Walked inside and just smelled shit. Cat shit and dog shit and probably even human shit is literally EVERYWHERE. On the carpets, on the walls, on the hardwood floors, pretty sure there was even blood in a couple spots. There were several holes in walls like someone was trying to punch holes to the outside for some extra fresh air to drown out the shit smell. Kitchen had food stains (at least I fucking hope it was food stains) all over the counters and refrigerator, etc.

Real shame too because the layout was really cool and they even had a big home theater with speakers built into the walls.

I don't understand how someone lets a house get that way. I took a long hot shower afterwards and still felt disgusting.
