Topic$5,000 a month or $1 Million?
wolfy42

This keeps coming up.

Seriously a mill is the only viable choice here, unless you are horrible at making money.

With a mill, you could buy a few fairly expensive properties on short sales or bankrupcy sales etc, for a nice discount (in CA you could just buy 2 of them for instance), renovate them a bit perhaps (pay someone), and flip the homes for a huge profit in the first year. Since your paying someone to do all the work, it's pure profit for you, with no real risk in such a short term.

So say you buy 2 400k homes your first year, and keep the $200k for yourself (you might even choose to live in one of the 400k homes initially, although while building up capital it would make sense to not do that yet).

Sell both homes for 600k after spending about 100k between them in renovations, and you'll end up with 1.3 mill.

That is a very conservative estimate on how much you could make, and means you would literally be doing almost nothing with your time for the whole year. In reality you could flip both homes easily in 3-6 months, and then do the same again (only slightly more expensive homes this time), ending up with a good 1.6 mill by the end of your first year.

The more money you have, the more money you can make with that money. This is true even with lower amounts of money, so you could in theory do it with the 5k a month setup (only with cars), but you would be making much smaller amounts of profit.

Since it takes over 15 years to even reach the initial 1 mill with 5k a month, that would never be a good option.

If it was 10k a month, it would be worth considering as it would remove any need at all for you to worry about money for the rest of your life, and if you don't want to buy/sell stuff etc, it would be a safe choice (still not the best choice finacially...but once you die it doesn't matter much, and till then you'd always have enough to do almost anything you wanted.

10k a month tax free could add up to a mill pretty fast anyway if you saved/invested along the way, so you would still have the option to build up a ton of cash over time if you wanted.

5k though....not really worth it unless you have no ambition and just want to veg somewhere.

Mc D's is already starting delivery service.

Drones are being tested already, and before long food and other items will be delivered by drones.

Internet is becoming more and more common as the method of ordering food.

Combine all that together, along with netflix, hulu, internet, video games etc, and people may never even see each other soon.

You can easily automate cooking/prepping the food btw at a place like Mc D's, and if real people are not showing up to order the food, you'll see that happen super fast (as it's WAY more cost effective).

So, before you know it, you'll place an order online, have it prepared by machines/robots, sent to your home by drone and probably even have the trash picked up by automated trucks.

Topicshould i buy or lease a car?
wolfy42

Best bet is to get a used car that tends to run well for a long time. I'm a fan of toyota Avalons personally. They have good gas milage, a decent sized tank, run freaking forever, and are insanely cheap in general.

You can get them for around 3k-5k depending on the year/milage, and easily drive that car for another 100k miles most of the time. They are quite comfortable as well, and cheap to fix.

My 1999 toyota avalon has well over 200k miles (got it with 30k around 2001), and still runs just fine. I have replaced a belt and the latch on a door and that is it over the years (Besides normal maintanance).

I still actually prefer driving it over my BMW.

The avalon has a blue book value of 1.5k (but generally you'd pay 2-3k if you bought one of that year/model).

I'd go for a bit newer version though with less milage (hopefully around 100k), since that'll last you a very long time, and won't be that much more cost wise.

Far better then buying a new car, or leasing in my opinion, especially since it'll keep it's value this way. If you buy a used car over 10 years old, it won't depreciate in value much if you sell it again in the future. Buy a 2005 Toyota Avalon for 5k today, and in 5 years you could probably sell it for 4k, and get another newer one again.

Best way to do it in my opinion, always having cars that are not going to need any work done (or very little), with almost no actual cost (1k every 5 years, is 200$ a year lol).

You can either Hurt pizza, Heal pizza or Eat pizza.

If you hurt pizza it loses 1 life and if it reaches 0 lives there is no more pizza.

If you Eat pizza you gain one life, the pizza gains 1 life and the next person who hurts pizza actually double heals it.

If pizza reaches 100 life, we all get free pizza!!!

(fine print.....free pizza is in no way promised by us, or anyone affiliated with us, but is up to the individuals involved to find and devour themselves).

The pizza starts at 20 life btw.

It also gains 1 life automatically every 5 minutes.

You can only eat/hurt or heal pizza once every 2 minutes.

Wow.

I made a home made pizza with 2 flour tortillas the other day for the kids, and it came out great.

That looks like a horror movie about a pizza that came to life and decided to get revenge on people who ate it's brothers.

Btw, the flour tortilla pizza works like this.

First flour tortilla you lay down on the pan (that will go in the oven), cover it with sauce and cheese, leaving a ring around the outside for the "crust".

Second tortilla pizza goes on top of it, then you put sauce, cheese and toppings on it (was just pepporoni last time).

Toss in the oven on 425 and let cook till the top cheese is nicely melted.

Cut into slices and serve.

Kids absolutely love it.

Helps to use home made pasta sauce, but you could use canned in a pinch and the kiddos probably won't notice much.

It was a hit, biggest problem is they all wanted more. I have a pic of it on my ipad, I could post it tomorrow.Came out amazingly well (never tried flour tortillas before).

I've made my own with fresh pizza dough, with english muffins, with french bread and my favorite is just to get a 5 dollar fave from pappa murphies then add my own cheese/toppings to it.

This worked quite welll though.

or at least he pretends he did, before falling.

Then someone shoots him because they hate mimes.

Then the ghost of the clown rises up and haunts the man who shot him, causing him to go insane.

While insane, the man drives his car into a grocery store killing 20 people and injuring another 4.

The 4 injured people end up in the hospital together and become friends, two of them eventually marry.

The couple has a child who they name Arthur, who grows up and becomes a clown.

Arthur the clown walks into a bar alot.

Eventually they make a movie about a clownish guy named Arthur that drinks alot.

The moral of this story is, you should have stopped reading after the second line.

The days of the week are all called Monday (Monday, Monday 2, Monday 3 and Monday final), but the cowboy just returned from a trip to another planet where they actually called each day a different name (including Friday). This did not make him actually ride out on Friday though, but it did make him call his robotic AI horse Friday, and he left the hotel on Monday 3, on his robotic AI horse Friday.

Boil 2 packages of noodles in a pot, without any seasoning.

Cut up some ny strip steak (partially frozen) into very thin slices.

Stir fry the steak with mushrooms, onions and bell peppers in a pan.

Add the noodles (After draining them) into the pan, then mix in the sauce (combo of Teriyaki and Seshuan for a spicey Teriyaki sauce).

Add some spices (red pepper flakes + garlic and pepper generally).

Mix it together.

Enjoy.

wolfy42

The body gets used to the level of activity it is currently being forced to do. If you sleep too much, your body can get used to not moving, which makes it harder for you to start moving again. If you keep it up, you'll also get out of shape and then REALLY have a hard time moving etc.

I think your brain can also kinda get used to the lack of stimulation as well, so it's not just a physical thing either.

The worst thing though is getting too tired to actually sleep!! That can happen as well, where you go past being tired to a point where you just can't seem to get to sleep anymore. Least that has not happened to me for a very very long time.

When I was young though if I drank coffee in the morning after working a graveyard shift, I could reach that point pretty easy and not be able to fall asleep before I had to go to my vocational school for the day. Wasn't bad for a day or two, but after two days of no sleep my bones would feel kinda hollow or ache I guess.

My new roomate works for the gov, and her department is hiring, so I freshened up my resume and put in an application (They have 6 permanent positions available from the 3rd to the 10th).

I got my app in on the 4th so almost right away.

Only prob is there are a bunch of people in the department already who are hired temporarily that are applying for a perm position, so all the jobs may go to them.

I am way over qualified as well, but hopefully that is a good thing (only an AA is required for this position for instance and I have a BA in the field required and a Masters in Education).

Would rock to get it as it's 3 minutes from my house, pays about $50k a year *not a ton but way better then I'm making now) and I already know/am friends with 2 people working there.

That should help as well if I actually get to the stage where they read my resume or have me in for an interview.

I think Jen works for the gov, but applying for these jobs is new to me, and seems much different then civilian jobs (application is done through a gov website etc).

Turns out a huge # of jobs in this area are Gov Jobs since it's the state capital. Nice thing is most of the positions are permanent/not going anywhere, so I can sink my teeth into them and not worry about having to find something else later. I may go into administration etc for education as well (Since my masters directly applies there), although I have WAY more experience in management/business then education (biggest drawback for those positions as I meet the education req for jobs that pay over 100k a year, but not the exp requirement.

I think some of it may be who you know as well for these positions, so it might help that I know people already working in this department.

Wasn't what I planned on doing at this point, but it would be low stress, stable, and local, which is perfect.

It's pretty simple, 50% chance that the other child is a Girl and that they have two girls.

If the question was what is the chance of a family with two children to have two girls, then that would be 33% (since you have 3 options, B/B, B/G, G/G).

If you ask what is the chance any one child would be a girl, that is (in theory), 50% (not sure it really is a 50% chance as there may actually be more girls born then boys etc).

In this case you are specifically asking about 1 child (the one that has not had it's gender identified yet), which means there is a set 50% chance that it will be a boy or girl.

I had an almost 2 hour commute each way from Hayward CA to San Jose CA for awhile, but only like 6 months. My friend though did it for like 7 years (he was freaking crazy).

I have avoided long commutes for along tie though, I hate them.

Now I don't even look for jobs that are more then 20 minutes away.

This was along time ago (when I commuted) before carpooling was common etc sadly, now I would probably carpool or something. Bus/public transportation was not an option as it would take to long and you would have to leave too early.

Moving to San Jose was an option, but I didn't work there long enough to make the decision.

I'll never understand people who make poor people out to be villainous, capitalism depends on most people being poor

Basically, if people where not poor, they would not do the shit jobs. If people didn't do the shit jobs, then the rich would have to pay more to get them done, and the people would not be poor anymore.

Thing is people want to eat, have a place to live etc, so they will do the shit jobs for hardly any money, and so they stay poor.

And honestly even if most americans said screw this and refused to do those jobs, the rich would just get people from other countries to do them probably, so it wouldn't really fix anything.

But yeah, not everyone can be rich, over 50% of the jobs in this country pay less then $15 an hour, or low enough to be considered "poor" if you work it full time. That pretty much has to stay that way for society to work the way it does right now and the rich to continue to enjoy their current lifestyles and opportunities.

So when the rich complain about the poor, it's like complaining about your slaves not being happy enough about being slaves.

I really liked Cadash which was like an early DnD video game (was a blast, played through as all the classes).

Gauntlet of course was also a blast especially with friends.

I played alot of the original Street Fighter and later Mortal combat.

Also the space ace/dragons lair games where a blast, even just to watch, let alone to actually play.

I believe the original super mario brothers came out first as an arcade game, or at least I played it there first. That was pretty boss.

Smash Tv I remember being alot of fun as well.

My friend had a dig dug arcade game in his garage so I played that a ton as well.

Star wars (the one you fly through the death star etc) was awesome. I miss that game.

Discs of tron (and for that matter the original tron) was great, especially when the movie first came out.

Not sure if it counts, but I enjoyed Dance Dance Revolution back in the day as well, and tons of light gun games (loved Revolution X (The Terminator 2 game) for instance and would play that a ton with a friend of mine back when the movie came out).

Tons more favorites over the years, but I have not been to an arcande in soooo long....not even sure if they exist anywhere anymore (never see them at movie theaters etc). I've heard of dave and busters but never been to one.
