I don't pay rent, but I own a couple of rental properties.

I self-manage one of them and the tenant is a woman that has adult children and is extremely hard working and self-employed. She has been unable to work by law and I don't think she would ever consider opportunistically not paying rent because she's honest and a good person. I trust her.

I have a management company for the other property. I have not met the tenant, but it's a guy in his 20s that has done some things in the past that makes me think he's a lazy dishonest douche and I wonder if he's going to try to pull some shit like that. Speaking as the landord, if he decides to stop paying rent because he temporarily cannot be evicted I will do the following.

First, I'll immediately sweep and apply his security deposit and he won't get it back. Second, I'll immediately institute whatever legal process is required to evict him as soon as lawfully possible. Third, I will have the default reported to credit reporting agencies and inform future potential landlords of what he did. Finally, I will aggressively pursue him for any unpaid rent and damages to the property plus attorneys fees, which I will collect by any means necessary including through wage garnishments and bank account and vehicle seizures.

So I suggest people keep paying their rent because the type of moral hazard bullshit they think they can get away with won't last and will come back to bite them in the ass. Hard.

Eh... From your attitude I get the feeling youd settle for payments without credit reporting long before it gets that far.~

I worked in the Bay Area in landlord Tenant and yeah again, you can't start the eviction process until after giving notice, so you should be good as long as you giie notice now for next month (they could in theory sttll give 30 days notice for next month and then start the eviction process when the hold was removed.

It's complicated but I'm about to play DnD on zoom so can't go into it right now.

California? California has 3 day pay or quit notices. You can literally start the eviction process in 9 days, 4 days after the notice is given after the rent is 5 days late. You dont have to wait 30 days for starting eviction.

But maybe San Francisco has stricter rules than the rest of the State for all I know...

I dont block anyone in this site. I prefer to just flag the absolutely egregious posters who are posting threats or intentional spoilers or whatever and then laugh my ass off when they get banned.

Exactly, but since you can't start the eviction process right now (or even file a 20 or 30 day notice) people are taking advaatage of that fact, they wouldn't even get an eviction on their record, since the notice can't be given till the halt on them ends.

This could mean months of no rent for home owners that rent their properties, and yes, you would imagine nobody would do that, but for now, some don't even have a choice, and others are just taking advantage of it as "free" rent for a few months.

It's really sad thouuh.

Where do you live? In California Newsome just signed an executive order barring evictions for 2 months, but the catch is that you must give a 7 days notice to your landlord that you will not be paying due to the coronavirus. The problem with this is that he signed it yesterday and starting yesterday there was only 5 days left until April 1st, which means that most people literally didnt even have enough time to give that notice.

Without that notice landlords are free to proceed as usual. And even if you do give notice youre obligated to pay all back due rent in 2 months when it expires or your landlord can file for eviction like normal.

Originally it was full state amount + $600.
Then I saw something about half the state amount + $600 (not sure if that was credible, and it honestly makes no sense to do it that way)

I enjoyed it but I stopped playing it maybe halfway through because as a kid I was afraid to ever use a fast travel system in any game since that might cause me to miss some obscure content that only pops up on the road if you backtrack manually. Because of that I lost interest when I had to manually walk EVERYWHERE through miles and miles of roads and ultimately never found anything special for doing so.

Thought w/ UI, at least in my experience, you can opt to not have taxes deducted and just pay it at tax time the next year, while as with a wage job...you generally can't do that.

That's exactly what I did. Its better to not have taxes taken out of unemployment and pay it later come April because if youre getting a refund youll likely just see a smaller refund. Logically if youre living off of unemployment you need that money immediately.

On top of that, in California and some other States, unemployment is not taxed by the State but it IS taxed Federally so its going to be a reduced amount that I just dont know the approximate percentage for.

Earning unemployment can actually deny you food stamps. Basically the more you make in unemployment the less youll probably get in food stamps.

Even the much-vaunted $15/hr minimum wage that liberal groups rally for is only $600 a week for a 40 hour work week.
The proposed UI boost would be (if the base $400/week is what CA gets currently) 167% what a $15/hour minimum wage would earn.

And if you aren't working at all, once again there is SNAP on top of that. Even if it's not much more, it's in addition to that still and probably pushes the unemployed person to nearly double the income of the employed person.

$15 per hour is $600 gross but with approximately 25% of it taken out for taxes youre literally only making around $450 per week, which is only $50-ish extra per week and $200 extra per month over the current minimum wage.

Also maximum unemployment benefits in California is $450 per week, paid every 2 weeks. And the maximum food stamps is $194 per month for 1 person, or approximately $48.50 per week if you want to use the weekly amount in any of your calculations. Food stamps go up at a seemingly arbitrary interval for each additional member in the household.

Usually in crappy ghetto places where crime is high if youre looking for a place to be solo, or if you dont mind roommates its actually quite easy to knock rent down under $1000 per person in many places.

Tell that to the government. Minimum wage is minimum wage. $400 x 4 = $1600 per month which gives you $1000 for rent and $600 for food, transportation, and phone service. While its not likable, its definitely livable. Sorry if you want luxuries galore in addition to that too.

I couldnt listen to that guy manipulating everything that was said so I only watched the important parts with the two republicans shown to evaluate what they actually said.

The first republican said that older people want the economy to reopen and are willing to take care of themselves. There is a growing thought that the virus is truly only a danger to the elderly and those with compromised immune systems which is evident by the ridiculous number of young spring breakers who were violating the gathering restrictions across the world and in most cases being escorted off the beaches. While it is true that young people have died to the virus it is also true that most young people who get the virus will end up only having minor symptoms and recover fully. That being said there is an argument that only those most susceptible to the virus should be self quarantined and not everybody under the sun. This would allow the economy to continue without the death toll rising substantially.

President Trump said a similar thing in the quote featured. The coronavirus is effectively, but not literally, a worse flu. Yet we do not shut down the economy every time flu season comes around and we dont exactly want to set the precedent that we should. In addition he mentioned that although deaths may seem high when you compare that to deaths from other things like automobile accidents it is incredibly lower, and yet we dont shutdown or restrict those in an effort to flatten the curve for those ratios.

None of what was said suggested that old people should die for the economy. The speaker in the video is just twisting the words of the two featured to suit his agenda that orange man bad and all his cronies are too.

I like that, ironically enough, pay taxes isnt on the list.

Some people probably owe around $1000 to Uncle Sam for 2019 and are just going to use their stimulus check to send it right back to the government, especially if they dont realize that the due date for taxes has been pushed back to July since it doesnt seem to be being advertised all that much.
