most of my mom's side of the family is on the conservative side. bunch of rich people in Saskatchewan. my mom is... probably a demsoc

on my dad's side, it's mostly socdems who are ripe for radicalization. my dad is definitely a socialist. not sure which flavour he favours though.

I'm a socialist. one sister is studying soc and related stuff at university. I think she's a socialist, though I don't think she's read much explicitly socialist theory. might be a demsoc or a socdem.

not sure where the other sister falls politically, though she seemed receptive when I gave her a simplified version of some socialist theory.

Well at this point you are denying the fundamental supply and demand problem.

supply and demand is reductive and ignores the existence of things like artificial scarcity (for example, in this context, a landlord intentionally keeping apartments vacant to increase the value of their other apartments)

You also are not recognizing that in a competitive market, landlords will have to compete with each other.

I understand that perfectly well, though that isn't really relevant to the problem: landlords, in general, have too much power. rent control is one way of fixing this and making it more fair for tenants.

Maybe FLUFFY is right.

I have fluffy on ignore and I don't particularly care about anything that he has to say.

Not nearly enough. Do you deny that rents are sky high in many cities in the US? Especially these coastal hubs where the most high-paying jobs are.

building more buildings will not reduce rent on its own. more restrictions have to be imposed on landlords. which is where rent control comes in.

Rent control destroys cities. It makes it so that new supply cannot be constructed to match new demand. If you are one of the lucky few with rent control you're good, but there will inevitably be a huge shortage of rent controlled units if the rent prices are held below what otherwise would be market rate (look up how price ceilings behave in economics). The remaining non-rent controlled units are then pushed to very high rents, as you have loads of people competing to get these apartments and bidding against each other. Why do you have loads of people? Because rent control policies have thwarted new construction.

lol

buildings can still be constructed in places with rent control

Point to me where that has worked out. They don't get built because it's not profitable for a developer to build them.

1. you were the one making a claim. point out places with rent control where no new buildings have been built. don't forget to explain why it was specifically rent control and not some other factor that caused 0 new buildings to be built.

2. buildings can be built for reasons other than turning a profit, and it's also possible to re-purpose old buildings rather than tearing them down

This is what happens

Community gets invested in --> the community becomes nicer, some incomes go up, more people want to move there --> demand for housing increases, the price gets pushed up because new supply doesn't match it in the short run --> some original residents can no longer afford to live there.

There are a few ways I can think of where you could still invest in the community and prevent this from happening. One would be to subsidize the housing of people who would otherwise get kicked out, however this won't stop new demand from coming in and pushing up the price of housing. If you expand supply rapidly to keep the prices low, you'll still have loads of new people moving in and changing the "character" of the neighborhood. New businesses will open up, etc.

Another way, and I think this is the only way that would actually work, would basically be to prevent new residents from moving to these areas. You would need a special ID card or something to move there. I think this would be terrible when it comes to liberty and personal freedom, though.

So I think at the end of the day, gentrification is something that is inevitable. Unless you are willing to legally prevent new people from moving to a neighborhood, it's going to get gentrified if it starts to improve.

rent control is the big thing that's needed
