If you dont make 40 times the rent by yourself. So lets say the rent is $2,500. You either need to make $100,000 a year or know someone who makes $200,000-250,000 a year wtf.

Yea thats correct, I used to work as a rental real estate agent in the city and a lot of foreign college/university students would get apartments with their parents as guarantors. A lot of people who live in the nicer parts of Manhattan are rich foreigners

Looks like you need a good credit score too. So if you dont have a credit history you could be screwed for that as well.

I'm cool if they stay there, what do you think happens to places when NYer's move out of the city and into other areas. You'll get what happened to my old hometown (Jersey City) where they push out a lot of longtime residents and gentrify the whole area. Albeit the whole area looks nicer and cleaner, but they could've done that before with the longtime residents and only did it when these white yuppies moved in.

the thing is NYC has a constant supply of new people coming in so it doesnt suffer from the same issues as other large metropolitan cities have like Detroit or something

Which is why work from needs to be standard for all office jobs. If people don't have to live in these cities then the rent can actually go down for those that do. Which is the 2nd biggest reason there is such a push to get people back into offices. The 1st being that commercial real estate in the form of office buildings don't need to exist for the most part if people are working from home.

Btw, these rules arent for every place in the city. In fact, small time landlords dont give a shit about meeting those requirements like 95% of the time. Those rules generally only apply to large property holders and more specifically large property holding companies with apartment complexes in Manhattan. Apartment complexes in the Bronx for instance doesnt have nearly the same stringent standards

thats true for sure, i travel to Philly a lot and anecdotally hearing how prices have gone up with more New Yorkers coming to town. I hear thats also going on in the west coast with Californians moving out.

they did it with northern oregon. rent is 1.5k if can find a place.

used to be far more reasonable.
looking south they're not experiencing much of a rent problem (though it's the crappiest part of the state) based on crime.
