885 MBF would give an immediate wholesale value of~ $442,500 in today's market, wholesale. If you are selling retail, it would be closer to $750k. Now in order to sell at retail, you'd need to dry and mill it yourself (or have someone do that for you), and grading is another 10%.

Realistically smarter move would be to plant walnut, pecan, maple, oak in any empty areas. With 158 acres, I would expect mature fully wooded being somewhere around 2000-2500 MBF.

Of the 885MBF, cut 1/30th of it each year. By the time you are back to the first area you logged, you're ready to log again. If you don't log anything for like 30 years, you could probably end up with 3500+ MBF and in 30 years 60 year old lumber will be coming at a premium since there is less and less virgin ground. I bet by that time, in today's dollars, that would be like $1/board foot for fir at wholesale instead of $.50.

And in 30 years just the bare ground is likely to be worth a lot more than it is now.
