Looks like I'm moving in with my girlfriend early...

Have you been paying attention the housing market lately? Little inventory that makes for a bidding war with the house going to the person that can pay the most. A lot of times people are even paying CASH. Also you still need a decent chunk of money EVEN if you dont do the 20% down payment to avoid the PMI. If you do put the 20% downpayment we're talking more than 80k for the average house price.

Downpayment is generally too much for people to save up enough to eventually reach the cost of inflated houses

if i wanted to buy a house in my area where the cheapest piece of shit house costs 500000

i would need to save up ~40k just for the downpayment on an FHA loan which is supposed to be low (3.5%) and closing costs.

and by the time i save that up, that house will now be 700000 and its back to saving.

and then i will be outbid by Blackrock who will pay 800000 for the house cash.

That's what we were working on. The rent cost way less a couple of years ago, and she owns a house, but not very big and we weren't ready to move in yet then.

I was going to wait and move once we found a bigger place and she sold hers - which will take awhile to find one given how it is now - but I'm just going to go ahead and move in to the current place

Pretty standard these days. The up front barrier for home ownership is the biggest hurdle for most people. I've got enough to clear it for 20% down on a decent starter home out of town, but A.) Prices are way inflated, B.) I don't want to buy a house just for the sake of saying I own a house, and C.) My girlfriend still works close to the city so I wouldn't want to saddle her with a commute like that.

The downpayment is easily the hardest part for lots of people because you gotta live somewhere, and rent is still sapping too much from people to make that happen.

I don't know if you've been reading the topic at hand or topics similar to this one; nobody is debating the fact that your money is better spent going to a mortgage than it is to rent.

The issue is the fact that the barrier to entry is insanely steep, an issue made worse by exorbitant rent increases preventing people from saving enough to become homeowners.

Maybe you aren't aware of all the programs that they have in place to assist people in becoming homeowners like 0% down amongst many other things. Maybe the 0% down is no longer a thing however there are multiple programs people can use to help them become a homeowner. It's up to them to look into it. That is how I was able to get a house I did my research and found It's not nearly as difficult as some make it out to be.

Or throw a pity party, up to you.

I've been looking into buying my first home.
The barrier to entry is ridiculous.
With 0% down it greatly increases monthly payments, on top of making qualifying much harder.
I qualified for the loan I wanted ($350,000 at 4.5%) but because I didn't qualify for $350,000 at 7.5% they couldn't approve my loan.

Not to mention exorbitant rent costs are making it so the majority of people aren't able to save up for a down payment because anything that would have been "extra" 5 years ago, is now barely enough.

The housing/rental market is a joke right now and anyone in the industry will tell you the same.

Rent to own isn't even an option in my area as you still have to qualify for a regular mortgage, as well as have a yearly income of $70,000+

Ridiculous.
Edit: I forgot to mention that thr bank even LOOKING at your credit score lowers it.(which is the dumbest thing in existence) Making it even harder.

Do elaborate on the specs of your house -- year bought/built, how much down, interest, etc.?

The "pity party" jab is completely unnecessary, by the way. I hope you reconsider your tone in this conversation; we are having a civil discussion, let's leave the noise behind. Agreed?

You most likely haven't looked into home purchasing in recent times. The assist programs and discounts you can use to lower price doesn't even matter anymore with the way home prices have skyrocketed. And the 0% down payment thing is not a normal pricing given out, it's only for select few people that qualify for it such a as veterans, etc. You probably got lucky and qualified for such plan, but do know that not everyone can ask for and sign up for something like that.

Not actually the case at my apartment. You have to notify them sixty days before the lease renewal date that you do not wish to renew it. If you don't say anything, they automatically move you to a month-to-month lease that's $1.1k higher per month.

That wouldn't be so bad, except that everyone on the lease has to sign off on not renewing, and I'm in the fun position that my roommate just bounced earlier this year. Left a bunch of her crap behind too. She's refusing to sign the paperwork. I might end up homeless or owing $2500 in rent as a result.

Suggestion, boil water and dump it into the drain you've been dumping the bacon grease. Then run the tap on hot for a few mins. That hopefully should melt any grease and send it out of your plumbing.

Yea, crossing that barrier from middle to upper middle class and owning a house now is probably the hardest barrier for the average person. Barring a inheritances or a wrll home family, saving that much money for a single individual working their way up the economic ladder in a timely manner is nigh impossible.
