Check with your local or country arborist and partake in tree reclaimation. For a very small initial fee plus the arborist's time at the start you can get rare or endangered trees planted on your property.

If these trees survive to adulthood they appropriate like mad. Things like adult White Oaks are like $150k a piece and it gets added to your land value and is untaxable as property tax.

I knew someone who lived in Florida, had 55 acres of land, and had most of it declared a wildlife preserve. So he paid about $5 a year in property taxes.

Also know someone in New Jersey who live in the woods, and every year they tap their maple trees and make maple syrup, which allows them to get a huge discount on property taxes.

"Land value" only has value if a buyer thinks it has value. Nobody is going to be paying $150k extra for your property because of a tree lmao.

The Farm Service Agency has a program called the Conservation Reserve Program (CRP) that will pay you a yearly rental payment to remove environmentally sensitive land from agricultural production.

It's legit, but you dont' just plant any ol' tree - it has to be a government thingy for conservatism which is why I said to contact your local/county/state arborist. Also, not all properties are permitted.

My local natural resource district lets you order trees for fairly cheap. I think they run like $20-25 for a dozen saplings.
