There are 2 people (friends of mine) living there right now. They are paying me by cleaning it out but thats as much for their benefit as it is mine.

Not that your dumb personal question has much of anything to do with the issue of landlordship. You cant refute any of the obvious, glaring flaws in landlording its an example of complete market failure so you resort to asinine wahh I hate Shablagoo comments. Its what the anti-communists here always do, and it is very pathetic.

What's your average turnaround time for fixing issues with the house? be it a broken appliance, no heating, leaks, etc.

when you hear about an issue with the house, do you immediately assume the tenant is to blame?

When I was little I remember my dad bringing home a bunch of copper wires that he had found in the garbage (he was a sanitation man) and he had me help strip them, then gave me $40 which was a mindblowingly large sum for me at the time after we took them to the recycling center.

when i was a kid i had a neighbor who always had large spools of copper wiring that he was cutting up and selling off. didn't find out until later that he was getting it by posing as a contractor, sneaking onto work sites, and loading them into his truck. somehow he even manhandled huge spools used for overhead powerlines into his truck...

he ended up moving when the military police caught onto one of his thefts, apparently he'd gone onto the navy base to steal some cable one night. they had actual detectives scoping out his house for a few days until it became obvious he wasn't coming back.

i let my second tenant move in because his place was always clean, but now he's a slob making a mess everywhere, and now i think his last place was clean because his friend's mom was the one doing all the work

The cap only applies to a mortgage on your primary residence. Mortgage interest is 100% deductible as a business expense against rental property income.
