The 2 month mark is coming up on Saturday and they still haven't rented it out to anyone. I'm going to call them again today to make sure, but they said they would email and call when they did. Haven't heard anything from them yet.
this is such bullshit, imo. bet they could fill it, just no incentive to or they did and double dipping

this happened to a friend of mine in a similar situation a couple of years ago - he had paid two months and ran into his old neighbor at the grocery store who told them about the person who moved in after him.

He got all his money refunded plus an extra two months worth so he wouldnt sue them.

They do have incentive to get the year long guaranteed lease revenue vs. shaky 2-3 months on person who might just vanish for all they know

Just called my old apartment complex and they were able to lease the apartment to someone. They never called me about it, though... They're going to find out how much I need to pay. Then once I get my bonus this week I'm just going to pay them off and be done with that place.

no, there are lots of people looking to find apartments to live in. many have waitlists in my area. what i am saying is that it does not take multiple months to find a new resident for another year long contract. they don't need to find someone to sign a 2-3 month lease, just find a new tenant.

Damn, I'm glad I kept a spreadsheet of how much I owe vs how much I've paid.

The apartment complex let me know that my remaining total since the apartment was rented out is $903.83.

I'm initially thinking "OK great, now I can go to my spreadsheet and document that."

Went to my spreadsheet and opened it up.

"Full remaining balance - what's already paid = $903.83"

...

SHENANIGANS

I called them back

Them: It looks like we gave you a $100 credit.
Me: *Looks at spreadsheet* Is that not including the deposit?
Them: Oh, that IS the deposit. Let me figure this out and call you back.

I paid 1 month of rent up front. For the remaining 2 months, I've been on a payment plan because I didn't want to pay them the full amount and then rely on them to refund me the difference.

I had to get out of my lease early a few years back, and faced a similar situation where they had to fill the apartment and whether they did would determine how much I was on the hook for.

I was lucky though, they were able to find someone fairly quickly and were honest about it, so I didn't have to pay much extra.

Was super relieved, especially because they had done some shady shit a few years prior while I was living there

the dividend amount this month is 0.1251

so when the dividend payment comes, thats an extra $193.91 in your account just for holding shares

Per year that 1550 shares would give you $2326.92 in dividends assuming you didnt reinvest any of them and the dividend amount didnt change at all (it changes every month)

That's fair. I'm using this investment strategy to get cash now to help pay off expenses. Once I don't need the cash any more, I'm going to reinvest the dividends in SLVO and growth stocks.

Thats why I think Ford is a good investment right now. Its cheap (around $15), pays quarterly dividends and I think they have a bright future ahead. I thought about starting a large position around early 2019 but didnt - and its nearly doubled in price since then (after dipping down to $4-5 a share a year ago)

Itd be cool if I could get up to around $1000 a month in dividends though. Sort of like my own UBI.

Fair enough, but it's lost about 67% of its value over its lifetime. Seems like a bad long-term strategy.

krazychao5 posted...

Options trading has a number of values to determine risk. These are known as the "Greeks" because they use Greek symbols to represent them. Theta represents price action with the passage of time. The idea is that you sell options and make money off the premiums. Time works in you favor since the closer those options get to expiration the lower their price tends to become. What SLVO does is they buy lots of shares of SLV and then sell calls on them (covered, since they own the underlying shares) and collect the premium.

I like selling covered calls since it means I can make money off shares even if they don't go up in price. I also like selling puts because if the price doesn't go below the strike, I have the premium. If it does go below the strike, then it's like I bought the shares at the strike price minus the premium. I lose if the price goes well below the strike, but things are generally in my favor.

Yeah, I get that. I've been tracking it since late August of last year and investing in it since October. It has stayed within $5.50 - $7.00 the whole time. So far I'm liking the consistency in price compared to how much they pay per share.

When purchasing a call, you can choose to "buy to open" which is what most people do. They pay a premium to open the contract.

You can also "sell to open". When you sell to open, you're writing those calls that people are "buying to open". So they're paying you that premium. So you get that premium.

If the call expires worthless you keep that premium and you're done.

If it goes past the price and they execute the contract, then they pay you 100*strike price for your 100 shares. So even if amc is at $90 a share, they'll only pay me 80*100.

Only write calls if you have the actual 100 shares. This is called a covered call.

Don't write a naked call! One where you don't have the actual shares as collateral.

Imagine you wrote a $30 call. Then amc jumped up $60.
Well now you gotta buy and give someone 100 shares, but they'll only pay you $3k. So you gotta buy it at market price. As opposed to you already having the shares you bought at let's say $10, and that's what you're giving up

Curious as to why you might be optimistic about Ford's future? Anything specific, or just the fact that they're a solid blue chip company that is pretty engrained in the country for the future?

Basically are they good because they exist, or are they good because there is optimism for improvement based on anything specific?

I have been selling options the last few months with mixed success. Mostly RKT and PLTR. I dabbled in AMC for a bit too.

I got stuck recently though. I had 300 shares of RKT that I was selling covered calls on two weeks out and got stuck when their last earnings werent great. Its starting to come back and Im back selling calls on it again now. I essentially sell calls a few bucks out and then if they get assigned I was selling puts a little below so if that got assigned I would essentially buy the shares back. It worked until the price tanked and then I didnt want to get assigned at such a loss so stopped for a little until the price rebounded.

It was working until earnings lol.
