3 years ago this month I put my 1 bedroom basement up for rent.

First year things went great with my tenant moving in.

2019 she starts dating her current bf. 2019 he comes in and thinks my lower shelf unit next to the laundry room is a bench so he sits on it and breaks it (he's like 200 or maybe even close to 300 pounds). I fix the drywall damage myself by doing minor things and put up a notice not to use it again.

2019 her bf takes a lighter to one of my office type tiles for the ceiling and she comes out saying in a loud voice "put it out put it out". A few weeks later I'm in the basement and mention to her what that mark is. She lies saying it was there prior to moving in (I tell her no cause I have vids/pics of the place). Then she says it's water damage which it isn't cause water damage isn't on the other side of the tile (learn gravity). So I let that slide.

Now 2020 last month her bf moves in. The kitchen sink uses a machine (a pump) that pushes water into the main line. They let crap go down the drain than throwing it in the garbage so the machine got clogged up and there was water leaking. After unplugging the machine for a day it started working again so I got lucky with that but I had to deal with water clean up for 1-3 days. Luckily the water damage was minor but I had literally use like 10 towels to soak up stinky water.

The bathroom in the basement has 2 switches for a light and bathroom fan. I can hear the fan running from my bathroom especially if they don't turn it off. I told her in Aug about not leaving it running constantly especially when nobody is home. This weekend they are gone out so I went to do my bi yearly vacuum of lent build up on the fans and the fan is running nonstop again. So I print out an article saying why it's a fire hazard cause it can cause a fire over burning the motor. I wrote up a letter and signed it saying I sent her a text msg about this already (included a pic) and saying in the letter if they keep doing it they are responsible for 100% replacing the fan and I can legally come after them if it causes a fire.

Also her unit has 4 double bi-folding closets each is crammed with crap. 3 has tons of clothing. The one in the bedroom the rod that holds the hangers broke off the drywall. She mentions this to me and says she's gonna remove stuff cause it'll break. I checked it this weekend and she hasn't even removed any clothes to lessen the weight. So I took a pic. When she comes home this weekend and talks with me about the letter I'm gonna mention to her next year she's getting another letter which states she's responsible for all costs to fix that clothes rod. And she'll get billed for it.

Late rent when nobody in this house got effected by the pandemic doesn't fly with me.

I have the upper hand. It's a month to month lease since she first moved in. I can put the house up for sale and get another anytime.

One of the mods has a 4 plex. For now I prefer dealing with bungalow homes or duplexes. I handle the property management stuff myself but would outsource based on the budget.

The annoying part is how she openly lies when I know why shit happens and of course she tries to cover her ass. Now I have shit documented. Plus I've told them both the 2 recycling bins in the garage are for plastic and paper and they don't care. Her bf most of the time will drop plastic with the paper. I told them if I get a notice about it from the recycling guys they are responsible. I'm just sick of telling people stuff and they don't listen. I don't think next time I'll let 20 year olds move in.

When I was in my 20s I rented about 3 or 4 basements in Toronto and I never acted like this nor did any damage.

Yeah he's a bit annoying. They both have used cars and he keeps his cars window down even outside in the rain. I ain't putting up with shit when it comes to property damage anymore. That's why she's paying for the closet to be fixed and any other shit that gets broken. If they fuck up the kitchen sink again by clogging it they are paying for a plumber cause putting shit down the drain doesn't fall in ware & tare far as I'm concerned. Luckily my basement is small. The living room and kitchen are together. And they don't trash the place otherwise I would have sold and walked away.
