As a system, it's a necessary function because no large government would be able to house all its citizens without some real bullshit. As it stands, both landlords and renters are humans, so there are going to be plenty of shitty people in each area. The landlords, having a means of monetizing their end of it, may have a higher rate of shitty, exploitative people, but I don't think it's any crazy jump.

They produce the service of offering housing to people who either can't afford or don't want to buy their own housing.

Also do you think being a landlord is as simple as buying a house and cashing checks? There's a reason why property management is an industry. Managing and upkeeping a property is a job, so much so that many people would rather outsource it and pay someone else to do it for them.

my previous landlord where i used to rent from used to charge reasonably in rent and even helped me out during a rough month (provided i pay her back when things got better) that lasted for well over 5-6 years until she retired to give the property to someone else where he proceeded to jack up the rent 33% extra and didn't bother to fix the shower.

always paid my rent on time as well :(.

I think the real problem are the sort of landlords who buy up dozens of properties in a systematic fashion, eliminating the opportunity for homeownership in a given community and arbitrarily raising the cost of housing. Ive had landlords who were just people who owned a house and then wanted to move elsewhere, but wanted to eventually return to the area so they keep the house and rent it out so it isnt just sitting vacant. Thats hardly the issue

Housing is expensive because of cheap credit from banks which increases demand, not landlords buying up all the properties.

As with everything there's a yin and a yang. If you made credit more expensive housing would be cheaper, but it'd also be harder to get a loan and you would pay more interest on the money you borrow. If loans are cheaper and accessible to more people than it will drive up demand and prices.

Rental properties only exist if there's a demand for them. If there were a high demand for more affordable housing that a developer could turn a profit in building then they would build those houses.

Rental markets are driven more by people who don't want to own than people who can't afford to own. Which is fine. Owning is a really big liability that ties you down. There's nothing wrong with not wanting that. But those people have to live somewhere so they're gonna rent. And people will provide them somewhere to rent of they can make a profit doing so.

Renting isn't a bad deal. Yeah you pay a slight premium but you aren't paying property taxes. You aren't paying for water/sewage/trash in many cases. And you aren't responsible for repairs. These larger property rental management companies that I think you're talking about have streamlined those costs in a way that you can't owning a single property that you live in.

As a landlord I charge a very decent rate where I am compared to the market.

And long as you make the place in decent shape it's fine.

I can't stand landlords who don't fix things if the tenant didn't break it. Those are the ones I dislike.

Theres *always* a demand for rental properties though. Housing is inelastic. People need places to live, and to the extent to which theyre able to do so, they will pay more because its not really negotiable. And renters *are* responsible for the condition of the rental property, thats why security deposits exist. Its true that landlords will provide housing if they are able to turn a profit from it, but the issue lies within the fact that they are raising the cost of living simply by their presence requiring a profit, and they obviously have incentive to maximize profit wherever they can. Also, as a renter I can assure you that most renters are still paying for water, trash, and other utilities. Sometimes the various payments are consolidated into one larger payment and marketed as utilities included, but youre still paying for it. You are correct in saying that the flexibility of renting and the lack of property taxes are obvious benefits though, Ill agree with you there.

Is it fair to have two different opinions here?

Landlords in general and how landlords should behave during a crisis like this?

In a healthy economy, you don't pay your rent, you should be kicked. There's plenty of options for you, and it's almost always on the tenant

Right now though? Jobs aren't readily available to everyone, government is cutting aid. Tenants who previously were great at paying on time and take care of the place should be given consideration. Especially if your property is owned rather than a mortgage. I own a house that I rent out and my tenants came to me almost in tears because they couldn't pay their rent due to layoffs. I agreed to cut the rent in half until further notice on the condition that they take charge of upkeep on the place. Yardwork etc.

Yes, I lose money, but they're good people who didn't have any control over what's happening.

Government should have enacted rent/mortgage freezes.
