How hard are the certifications? What are the pros and cons? I know if youre successful you can actually make really damn good money.

Ive been considering a change for a while now, and I think this pandemic is actually the perfect time to switch careers. Plus, its a buyers market right now. People are selling houses left and right.

Anyone have insight into the profession?

Dealing with realtors at my last job, they always seemed to be in a huge hurry and stepped on everyone they could to get ahead. Wasn't a fan of working with them.

Really? Hmmm. I worked with a realtor to lease the condo I lived in last year and he was great. But I was also a client so Id assume hed be nice no matter what lol

It actually helps them. All those posts on those apps are from the realtors in the first place. They get more exposure/views on the houses theyre trying to sell.

Well yeah, but most of the time the realtor works as the middle man for all the financial side of buying a house.

I've bought 3 houses and sold 2 and only on the second transaction was the realtor remotely useful
In fact the last round I wish we hadn't used one
But I deal with a lot of legalese and contracts at work so that's not intimidating

Hmm. Id assume most normal homebuyers and definitely first time home buyers would want a realtor to help guide them through a house.

Yeah one of my buddies left teaching like me, and became a realtor. Ive talked to him a bit about it. What appeals to me a ton is you actually get compensated for working harder. Work hard to sell more house means more money.

i was working 65-70 hours a week as a teacher. Overtime isnt a thing for teachers, and good teaching doesnt get compensated any better than bad teachers. Its ass backwards.

I bought a house without a realtor. My bank just let me know everything I needed to do and it was super easy. When I was working with a realtor they put in hardly any effort or added any value to the home buying process yet they make off with a good amount of money.

*shrugs*

I know a decent number of friends who bought homes and loved their realtors. Would help find them the perfect home, arrange viewings, get all the paperwork together, etc..

Must suck to deal with shitty realtors. I have used one realtor all four times Ive needed (buying and selling). Shes been an absolute dream to deal with. Last time I sold she had my house sold for full price within 24 hours. Well a deal in place.

I do live in a sellers market tbh. So that could be apart of it. Houses fly off the shelf, usually.

For sure. Im down for working a lot as long as I get to see an outcome for it. Plus Ive been living in the inner loop for a few years now and am familiar with a good amount of the neighborhoods around here. Buying homes in the Heights or Montrose is what all the rich young people are doing.

Definitely. Gotta remember how many people there are out there in the world who dont want to do the work themselves lol. Or people who just arent savvy enough to figure it out on their own.

So there seems lole a good amount of competition in Houston to be ready for

I also live in a seller's market. If you like a house you go to the open house and have an offer ready by the end of the night. For me it would have been 10x easier to go to the open house sans realtor and talk to the seller's realtor directly for the offer. When you're competing with like ten other offers, then their realtor getting double commission is going to give you a slight advantage.

Definitely. Looking into the licensing,
and its pretty pricey for the tests/courses. Nearly $500 from what Ive seen. Which is good, because that means you gotta take it pretty seriously to get through all that and spend the money/time studying.
