We are moving there next year and we are thinking about having our own house built in one of those many companies that do such things. Are there any areas to specifically avoid?

Seriously? I've been in the Vegas suburbs for nine years; I'd love to finally meet up if you move out here!

I think @StealThisSheen moved here a while ago. @mnkboy907 has lived here, but I'm not sure if he still does. Realo lives here but isn't really a B8er anymore, and Kuge used to live here (I hung out with a him a couple times).

Regarding the best places to live (or avoid) - from my experience, the two most popular suburban/nicer areas are Summerlin, a master planned community on the west side of the city, and Henderson, a separate city to the southeast of the strip. I've lived in Green Valley, a slightly more affluent part of Henderson, for the entire time I've been here and really like it.

Generally speaking, I'd avoid areas near the strip and downtown. Anything in North Las Vegas, fucking forget it (unless you're going way up north near Aliante, which is pretty outta the way imo). Realo is actually a real estate agent here, so he'd likely have more insight if you ever want to get a hold of him.

But yeah, I've been here a while and would be happy to take a stab at any questions you may have. =)

haha, that explains some of the pricing. I think the area that was least expensive was northeast. These places range from 280-800k I'll have to see who all is offering this sort of thing and in different areas.

My fiance is really hyped for a place that is built just for us haha

Yeah I don't know anything about custom built homes, but growing up, I only ever looked at real estate prices through the ridiculous prism of Southern California, so Vegas has always been a steal from my perspective. In terms of traditional houses, 800k will get you a mansion even in the nicer parts of town.

My parents' place is 2400 sq ft with a pool in a nice area, and it maaaay be worth 400k. My condo is in the same neighborhood and tops out at maybe 200k. If you've got north of 500k to spend out here, you'll be living really, really good.

Yeah it just depends on a lot of different things. We plan on moving next may so we are super early in the decision making process but we decided on Vegas based on a lot of different things including the fact as you said it is pretty inexpensive.

Anyway for reference one of the places we were looking at is 15 minutes north of the strip. Is that still too close?

Nope, the Strip is the center of the city, so lots of areas are 15 minutes away. I'm 15 minutes away and am in a very suburban neighborhood.

I'm speaking very broadly here, but if you live near the 215 freeway (take a look at a map, and it's the freeway that bends from the south, west, and north of the city like a strange horseshoe), you're probably in an alright neighborhood. That freeway was built in the 90s to service the city's growing suburbs.

well it is north east but it is literally super close to the 215 at the end of its horse shoe.

Initial cost is pretty flexible as from what I've seen the monthly cost is going to be the same or lower as we are dealing with now and our nest egg is nearly complete a year out.

I moved into a gated community in Henderson just last March, and while I probably can't be too much help as I've only been here a year, I've gotta say I 100% absolutely love it. About 15-20 minutes to the Strip, and Henderson itself has about everything you could want.

This probably is not useful to you, but I went to Vegas in summer 17. We were staying at a hotel on the strip. One of my friends knew a girl whose grandparents lived in some community. It was only ten or so minutes outside of the strip but it was suburbia heaven. You never wouldve known it was so close to the strip.

Also it was about 110 degrees so get used to that.

Yes but it's the dry heat, it's so good... living in an area that has humid summers where you're drenched the second you go outside, I had no issue walking around in Vegas, I love it. Sure I feel my skin literally baking at times but will take scorching dry heat over lesser heat with any degree of humidity.

Though I've also only ever visited Las Vegas in late September/early October but have heard how nastier it is in the dead of summer...

I'm not a big fan of new houses, especially if there are certain amenities you want. For instance I like big bathtubs and it would have cost me $6800 to put one in. Much cheaper to find an existing house that already has one because it doesn't raise the price of the house $6800 because to most people it isn't worth it so market value is lower
