It's just an offer. Take it or leave it. I have no idea if you'll take this much if I don't ask. If it's too little then we can try again.

Like if I want to offer $300k for a house listed at $350k...that's not a joke offer. I don't know what other offers they've had. If they feel that their house is worth $335k no less then come back with a counter offer instead of writing me off completely because you got offended.

With that strategy, you shouldve started at $1. Rookie mistake

did they say like "$325k obo"?

if they never stated a price and you have no context on what is a good price to offer then that sounds like a them problem.

depending on the area $300k could be a high ball or a low ball, but I wouldn't say that's a bad starting offer to open up a conversation for pricing

But when they can't even read the GD ad, and then they lowball ya, it starts compounding.

Because a low offer can obviously come off as trying to massive drive the price down. In your example, where you offer $300k for a $350k house, that to me as a hypothetical seller makes me think that the you're ceiling is probably well below my floor.

So why should a seller waste time with an offer that they view insultingingly low, especially if someone else gives them a $340k offer instead?

Especially on Craigslist with musical instruments.

"This guitar retails for $3000. I am selling it for only $2000. It is in excellent condition. This is a great deal."

And then you check and you see that while the retail price is $3000, you can buy it brand new on Sweetwater or Guitar center for like $2199.

It's an insult to your intelligence if they think you'll go for like 80% below asking price.

Of course if the offer is super bad I'd just not respond. If it's semi reasonable but too low for me then I'll politely inform them.

And sellers have no clue if the person making the offer is haggling in good faith. It's a waste of time to engage with them if you have a property or item that you're confident would sell well above your floor, especially as people with such low offers also tend to look for nickel and dime things in inspections to try to further lower the price or get additional credits thereby further reducing the amount you can walk away with.

If I was selling a $350k property, and I got two offers for $300k and $330k, I'll flat out say that I'm not even going to respond to the lower one unless the bigger one falls apart, as I doubt that the haggling with either party would make up the difference in the initial offers.

Lowball someone, and you risk getting outright rejected. Tough break.

This, though? This annoys me. Imagine chopping $50,000 off the asking price. Whatever, it's a certain percentage, but for some people, $50,000 is a year's salary. Maybe even two years.

If you can't afford the house, lower your price range.

What if the seller would take that though? What if there's market uncertainty right now? How hard is it to just say no and come back with a counter offer?

It's not like I'm gonna spend $800 in every house I am interested in to get it appraised first.

Buyer's market boss.

Standard drop is 7-12% on a home price.

That's 16%

Sensible counteroffer would be 320.

I'm not saying I'm a lowballer. I'm looking at making a purchase soon and am just getting a feel.

I was told "don't make an offer too low or else the seller might get offended and refuse to deal with you"...and I'm thinking so what if I am new at this and don't want to get screwed? How could a seller be so closed minded that they don't even consider that there's people like me out there who are just trying to be smart and make sure we aren't getting screwed?

I could be willing to go as high as $330k which the seller might take. So if I offer 300k, and he gets offended instead of negotiating further with me, then he just lost out on a sale. What an idiot.

Unless it's a serious seller's market, which it isn't in the vast majority of North America, you aren't getting asking price.
