Called an emergency plumber and he said he'd have to come back tomorrow morning to drain the pit and replace the entire pump assembly. Luckily we can afford the upfront cost and will punt it onto the landlord. The entire righthand side of the basement is fucking soaked.

Yay?

In the aquatics section they sell a wide variety of water pumps, and hosing to go with it. Temporarily you could get a water pump, and hosing long enough for about 30 to 50 dollars, and you can get the water that's in the basement out to avoid more damage or any molding issues. They have a pond section also with larger options.

Typically houses at the bottom of an incline or in areas when it rains a lot have one to help divert water away from the house to help prevent moisture from seeping into the basement.

Not all houses have them. The house I grew up in didn't have one, but my house now does.

Yeah, there's a pipe with some holes in it running all around the perimeter that feeds into the sump, which pumps it out. We're also on a bit of an incline and there's a creek next to our property line, so ground water naturally flows down to there.

So we had a couple restoration companies come out and give us estimates, and the landlord signed off on one estimate, so they started putting fans and dehumidifiers downstairs. He used a FLIR thermal imaging camera to look at temperature differentials in the walls, and determined that while the drywall was wicking some stuff up, it was early enough that we could just use fans to dry it out. Worst case, he said he'll cut some small holes in the drywall in the laundry room to improve airflow (as opposed to replacing the drywall outright).

These fans are fucking loud as shit though. Very high CFM

This is a very useful suggestion

It was between that, a squeegee broom and a wet/dry shop vac. Luckily the water has mostly receded, and the only places still wet are the rugs down here. Not much we can do about that other than throw them out, which we have. Now we're just running dehumidifiers and fans pointed at the walls.

I'm a little nervous about the restoration tech not wanting to at least pull off the baseboards. I can smell the moisture in the air

He should pull them off, unless they aren't too damp and will dry evenly. Which is unlikely, I'd try to just get another opinion tbh

It's the landlord paying for everything, so I'm kind of at his mercy on this one
