Just buying my land and building a massive mansion size home.

I saw some other people do it and talked to them and looked into it.

The same house would cost me about $450,000 to buy is only costing me $90,000 to build. (10 bedrooms, 2 stories, I am doing most the work my self and have family help). I use to build mansions for about 8 years of my life when I was younger.

I am estimating about 5-6 months. But going to get framing and custim roof done in under a month.

Basically anything me and family are not doing will take the longest. I have experience in field and am estimating delays from them being slow assholes. But I plan to always be out there when anyone is there.

My step Dad has all the required licenses for building and carpentry, and my real Dad the required license for the entire project. Even if both are helping minimally. It helps me scate across a lot of government annoyances and cost. By having them claim to be doing it and involved and filing proper paperwork.

I got land for $35,000 ^_^ it is a huge piece (about 30 acres) and very far from flood zones in Texas. I talked owner down because he never did anything with it in like 60 years and is my friend.

I wanted less but he gave me it all lol.

I worked for a GC throughout college. This would be hell to do without contracting parts of it out.

Wish I knew that part.

Was about to pick up a house on a $80,000 loan at around $800 a month.

But it failed the inspection and I lost $546.

I was also pissed that they didn't charge me with a even number.

I mean $4 wouldn't of had me anymore pissed off than I already was.

I have 60 acres and yeah...I'm not buying it.However I have seen deals between friends that has gone a long ways but still.

To TC I plan on doing the same at some point when I can afford it.Im thinking 2-3 B.R. and 2 B. Nothing too serious but I want a nice big garage to work on vehicles to flip or keep.

Edit: The "affordable" land here in NE TX that hasn't been bought up is absolute trash,that would cost a lot to clear and level.
