Either books from this decade, or books from before that got modern reprints.

A Head Full of Ghosts by Paul Tremblay for sure. It's a simple story that plays on nostalgia of the horror genre, but only uses it as flavoring to deliver an actual fantastic story. It's such an easy sell because the gimmick of reality TV horror is so simple but really adds to the final product.

I'd also say The Elementals my Michael McDowell. It's an older book, but was out of print for a long time before getting reprints and finally getting respect for his amazing writing, especially his being largely responsible for Nightmare Before Christmas and Beetlejuice, some of my childhood basis for horror. McDowell's short haunted house novel is one of the best examples of the genre, and would serve extremely well for a film adaptation for a straight new horrifying classic, or open for adaptation into a more modern, socially aware style of horror.
