A guy I know has a neighbor who is ready to sell their house. It's not listed yet cause they prefer to sell it to someone they know or a friend of a friend.
A family I know was told about it first so because of that they have first "dibs" on whether they want it or not, but they haven't been out to look at it yet.
I got to go through it and based on location and condition, I really want to buy this house.
They are probably asking above value, but if I can come to an agreement without it being listed (so no competing offers) that would be great.
But basically I have to wait and see what this other family thinks first of it, or if another relative of the seller wants it.
So now I wait.

Everything was done then during inspection there was a major support beam that was like severely eaten away by bugs. Inspector thought it was still sound but was unsure, I could never get an expert to look at it, but knowing myself I would freak out about it nonstop for the rest of my life, and replacing it would be super expensive, I backed out.

It was stressful, but ultimately worth it for me.

I had to deal with a crazy aunt who couldn't decide on a price, for the longest time.

Well apparently that other family looked at it and liked it, but the mom has her heart set on a different house.
So I got the owners number and left a message telling them I am interested.

So we continue to wait.

You should've taken it if that was the only flaw. Sister joist and jacks or support the surrounding area while replacing the beam, it shouldnt have been a seriously expensive repair.
Dont get your heart set on this new place, housing is at a premium right now and the sellers would be doing themselves a massive disservice to not put it on the market and accept competing bids. Also I wouldn't rush to buy right now unless it's a fantastic cash deal, the housing market is about to crash hard ad properties should be available way cheaper as banks start foreclosing and people stop buying due to massive job loss.

Came to a verbal agreement with the family.
Contract to purchase is heading my way.

So barring an unforeseen issue it looks like I will be buying this house.
