Thanks. You would never get a mortgage here without a survey, as the lenders prioritise protecting their investment.

I think the best system is the Scottish one, where the seller is legally required to give a report to potential buyers that includes a survey (inspection).

Congrats. In the process of selling my house. 12 hours after mine hit the market I had someone offer full price no inspection/appraisal. They hadn't actually seen the house yet which I guess is technically illegal to accept that offer?

Anyways, we have an open house today on it, so we're hoping there's other interest as well to potentially start some other bids over asking price, but either way I should be selling mine by the end of today/tomorrow as well.
