The main obstacle for most is the down payment. Saving tens of thousands of dollars on a low-meduim income on top of life's other numerous expanses is nothing sort of a nightmare.

And many also seem to forget that housing is a competitive market. So in higher demanded areas you could be competing with many others on the same property

Yep, people seem to underestimate how many people have bad credit. You really don't need to be making a lot to buy a house but that credit score and job history better be on point.

It depends how much you put down in the beginning, but that's pricy for a 500k house.

A buddy of mine bought house north of a mill and has a 3500 mortgage. He put 20% down

You can have the income, the credit history and the down payment, and still just be faced with "we don't think that house is suitable for a first home buyer" on literally EVERY house you look at unless it's well beyond what the bank will actually lend you (meaning you've got to, on top of the down payment, also have cash to cover the portion they won't loan of the price).

I'm not usually one for conspiracies, but there is no fucking way this is not all by design to keep wealth in the boomer generations' hands.

In Florida they have programs I assume based on credit scores, where you can have a first time buyers grant that can cover the down payment, or a portion, that's zero interest and doesn't need to be paid back until the end of the loan term (usually 20 to 30 years.)

So me and my wife took advantage of that and were able to get a nice little house in 2018, and didn't pay out of pocket for the down payment. And whoever said a roof is 50k is insane. Maybe for a massive house with a metal roof, but, ours was around 20k, and in my area hippo roofing has financing.

Ultimately, we took advantage of every avenue we could throughout our search for a house and whilst owning it.
