It's the opposite actually. The woman on the left is new to the neighborhood while the woman on the right was already there. With the new demographic of renters and owners coming in, different businesses start to come and homeowners and landlords start upping the prices that were previously affordable for the older tenants.
People dont care, they just want to argue.

I was wondering if anyone had noticed that, but its at the point that you even have to question if the initial misunderstanding was genuine.

so...

I can see how shit like that can happen. In my 20s i knew a lot of rich kids who liked the aesthetic of being poor so they moved in those more low socioeconomic places. so they could act poor and like they were struggling but obv they didnt have to actually struggle and be poor since they had their parents and trust funds to pay for stuff. then more of their rich friends move into the area acting poor, then im guessing their families and peers see it as a business opportunity and build the place up to keep it low key safe for their kids then once they grow up and get over the 'poor aesthetic' the place is gentrified enough to start their families and live their white collar lives lmao.

thats what i call actual cultural appropriation lol

Says who? Nothing of the sort is said in the comic.

usually the ones already in the neighborhood are going to greet the people who just moved in

Also - yes. From what Ive witnessed in, say, Brooklyn. Urban areas that were once lower income and cheaper to live became occupied by transplants who were looking for that lifestyle.

they rented available apartments. Reducing supply. Pumped money into the area opening businesses or supporting certain businesses. Demand increased, prices raised. More move in because its the new hot spot. Development increases, demand increases, price increases.

soon you price out the original tenants and they cant afford the leases and since theyre not government subsidized that makes it hard to get rent stabilization. Better laws need to be introduced to prevent over inflation of the market so quickly. As well as fixing stagnant incomes.

and to further my point - my dad owned a building in down town Brooklyn for manyyyyyyyyyyyyy years. It was a very commercial/industrial area. Real blue collar and low income. He was offered a substantial amount of money to sell. So of course at his age he took it. He was retiring and didnt need the building anymore.

now its being demolished and theyre building a condo.

Doesn't matter, build more housing.

To be more serious, more market rate housing seems like it would help the concerns many of you have.

Build more market rate housing that people with money will get into. Housing elsewhere becomes cheaper.

Also build more affordable housing directly.

In short, build more housing

Agree, which sucks because you hate to see over development and increased traffic, but the supply just isn't meeting the demand right now.

do you think it might be different if landlords were forced to lower prices instead of taking their rented units off the market

While I hate these type of a comics. What goes on with Gentrification is a not that deep.

People of a social class are living in place sometimes for generations. Many of these places have been redlined. What this means is that minorities were forced to live in them. And without getting to deep there was little no development of stores and that type of stuff. Any who people have been living in these places for years and now people are seeing that they can make money from it.

Richer people normally white (not always) start to move in, then stores start to move in. Now a few things happens. Rent goes skyhigh or Taxes go up to high. For people to afford. And most times this is not a natural process. People will pay building let them go to the hell and then by them up to start development, and flipping them. So there are a lot of factors at play. In the end just no that poor people are getting messed over .

But from the comic they already bought the property. How would the price of the property going up hurt them unless they refinance? Do the taxes suddenly spike to an insane degree when a neighborhood gets nicer?
The comic says nothing about owning the property. Many people rent because its almost next to impossible to buy a home in most places these days. Things like this make it even harder. If the neighborhood is now desirable the landlord knows they can get more rent. So they force the tenant to pay more or theyll find someone who will. Im not saying stop making neighborhoods better. Im saying help affordable housing be attainable.

why yes, black people are more likely than the general population to be poor, meaning that gentrification has a proportionally larger detrimental effect on them. quite astute of you to point this out!

building new housing does not directly increase supply unless there are further restrictions placed on the landlord.

for example, if one of the conditions was that they *had* to fill all their empty units before new units could be built. that could potentially force them to lower the price to get the units filled

https://newyorkyimby.com/2021/06/plans-unveiled-for-272-4th-avenue-in-gowanus-brooklyn.html

this is the proposed building where I was talking about.

potentially 200 units, up to 50 are affordable. Which is for incomes of $75,000-$100,000.

20-30 years ago you could buy the property for peanuts in comparison.
