My pre-approval letter was for a prior offer though so I had to add in a bank statement to prove I have enough money (even though I would just get a bigger mortgage if the offer is accepted).

$109,000 (full priced offer)
3 acres of land
3 bedrooms
huge basement
2 car+ garage
an old lady just moved out of it so it is full of everything right now
some stuff is out of date but doesn't seem like it needs any real work done to it
biggest issue/unknown is internet options because there aren't many out in the country

will hear back Thursday

Good luck, looks like a nice place. I think if I were ever to be a homeowner with decent basement space, I'd convert the area into rooms around hobbies or make a hangout den of some kind. I've seen some really nice layouts for extra rooms. Otherwise it just ends up as storage for things that never get used.

If you have good AT&T signal you could always get a grandfathered iPad data sim that's unlimited off of eBay for $35 a month and put it in a hotspot, get LTE speeds, worst case scenario.

Man rural living just isnt for me

i love where I live so much that last year I bought a bigger house a block away from my old one

cant beat the convenience of being within two miles of nearly everything Id want to do

There is one right nextdoor, and two across the street but that's pretty much it.

Just called a local internet company about service and they said their was a report done on the property on 4/20.

So either the sellers did that (they didn't mention it to me), or the other competing offer was that far ahead of me.

I like it. I mean right now I live "in town" but its in a city of 6,000 people so it doesn't really count as being full rural.
I stay at home more than most people so not having as much stuff to do out and about doesn't bother me too much. I have taught at all different kinds of schools but I really like the kids I work with now. Love seeing the animals they raise at the fair and stuff.
i also really like just being left alone with minimal distractions, which is the main benefit of rural living.
More importantly though I know I wouldn't like living in a big city. I visit my friends in Chicago a lot and a visit is about all I can take. Not to mention to how cheap it is to live where I live now, I could never give that up.

My offer was not accepted.

Since I offered full asking price and their realtor was short on details my realtor thinks they just sold to family or somebody they knew.

Oh well. Onto the next one.
