Last Oct I rented out my basement once my ex moved out so it pays for child support. My tenant's bf when he comes over tends to be noisy by slamming the toilet seat and cupboards. His ass smokes outside and I wrote in my agreement no leaving cig buds on the ground and he started leaving a bunch a few weeks ago. I told her about it and she got him to pick them up.

I don't even know if it's worth renting to an elderly person. Fuck.

If this is all they do, then there are much, much, much worse tenants. You could also use a hot glue gun and some pieces of foam to reduce the noise of the toilet and cabinets.

I've heard stories from coworkers who also rent so I'm lucky it could be a lot worse especially if not paying. It's a pain to get them evicted legally. It's really small minor things but still pisses me off.

If he didn't pick up the buds I was gonna lock my laundry room which I share but told her it's out of courtesy otherwise she can go to the fucking laundry mat. I don't put up with shit.

I never looked into REIT. Not sure if it's better than owning directly. Guy at work besides his own house had like 4 or 5 other homes he owns and rents. Once he sells his profit may be better than REIT. I don't want a headache of 5 places to look after...

I would absolutely hate being a landlord, especially for the house in which I live. When my partner and I were looking to buy a house, she was fine either way but I was adament against it. Seven years later and I'm super, super happy that our house is just us. The extra money would never be worth the peace of mind and freedom. We have friends with a lot of shitty stories of getting screwed out of rent, maintenance work, etc.

I told her in my agreement I don't want friends staying over more than 5 days else rent is going up. If I didn't live in the same house it'd be cool.

She pays based on 1 person occupancy. He comes in everyday that's making my utilities higher. My rent is all inclusive. So if my water and electricity goes up then so does rent. Doesn't matter if it's a bf or a friend. It's not a free ride. If 2 people wanna live it's not the same price.

Overall she's a great tenant and doesn't blast music loud and pays on time. Just minor things are getting annoying now that she has a bf.

Here's another example. When she comes in from outside to get to her basement door she needs to to through my laundry area. So I put a mat down there to share cause it's a shared entrance. This fuck head came in with sandy shoes then bitched to her which I heard cause I didn't clean it up. I vacuum down there usually once a week only. If he talks shit again I'm gonna walk down and tell him to vacuum it himself. It's a shared walkway and I clean it on my terms. I'm not a slave who vacuums it everyday.

Plus down there was a shelf at lower level he sat on it to put his shoes on I know and broke it. Her ass didn't tell me he did it but I know he did it cause I'd hear him using it as a seat. Now some of the drywall needs to be patched down there but I ain't doing it. Would have been nice to tell me about it than not say anything. Fuck...

So more than 1 person can come over often use my utilites and not pay extra? I'm glad you don't own or run a business. You seem highly uneducated. I have stuff in my agreement so people don't take advantage like smoking and making a mess. Why the fuck should I bend over to pick up trash you left on my property making it look not appealing? That's fucking stupid.

Also it states friends can't stay the night 5 days in a row. I'm being highly considerate and charging less for rent than the going rate in my area. I should technically charge $200 more a month but I low balled it out of being nice. That doesn't mean people act like idiots. If people have a problem gtfo.

And once again this morning I open garage to take my recycling bins out and they missed putting one of their plastic lid in the bin. Now I gotta bend over and pick it up again cause they are acting lazy. I'll msg her later about this. It posses me off when tenants act lazy and think the landlord should be there slave.

Having seen some of the horror shows left behind by horrid tenants, I don't understand why anyone wants to deal with the hassle. One dirtbag could likely eat your entire profit for the year if they dodge on rent and trash the place.

Did you miss the part I wrote on purpose I charge $200 less a month than the going rate where I live cause I ain't being greedy? That' means don't fucking take advantage of it. Next time a new tenant moves in then I'll charge $200 extra a month and their friend or partner can live there too anytime. Also on my agreement it's only her name occupying the space. Not his. He has no right to start living down there. They both come home from work and he tends to stay the night then go straight to work and come back usually 4-5 times a week which is fine since it's following my agreement. Maybe I shouldn't be so fucking nice next time with what I'm charging. That's why I control how many days in a row people can stay the night. Not to mention now he started doing his laundry at my place too.

As for that other users the rich keep being rich lol I worked my ass off to own a home. I've rented in the past and treated the place I was renting with respect. Not fucking missing a recycling bin because it's not in my basement area so my attitude would be "durrr the person taking out the bins should bend over and pick it up". That's called being a bitch to your tenant or anyone. Bend over and pick up your own trash or like I said get the fuck out.

She moved in last Oct and everything was going fine. Just the past 2 months now minor things are being an issue which clearly her bf is doing not her. If the guy doesn't like it he can kiss my ass. It was fun watching him come over and pick up the cig buds because she made him do it. I've earned that!
